I am considering buying right near Kimball and Fullerton. I have mainly lived in Lincoln Park and Lakeview but I am considering buying in Logan. I am not that familiar with logan but I have been to the bars over there and thought it was fun. How is the area over there comparable to those areas? I also lived in Uptown too which I found too many gangs for my liking as there were a string of murders there when I was living there.

It's safe, the IGs gang over there is going extinct and losing structure. The area is nice if you're into Hispanic girls and Puerto Rican food.

It's ok now, and it's certainly trending in the right direction if you want it to grow more safe and have housing appreciation.

If you're looking for a good investment, this is probably a great area.

Areas to the south were pretty dicey, but what I think we're seeing is that the 606 Trail and all the development exploding along that have pretty much sliced off the "bad areas" to south of North Ave. While this area of Kimball was fairly dicey, areas directly to the east have been quite nice and spreading for 20 years now. Areas to the north are a little better, and now with the 606 the areas to the south are suddenly hot and spreading as well.

I feel like the 606 is suddenly going to drive up gentrification in the areas bordered by North Ave, Fullerton and California towards Central Park. An area that wasn't TERRIBLE by any means, but probably wasn't as poised for gentrification as it suddenly is now.

I lived at Fullerton and Kedzie for three years back in 2001, I loved the area, and it's certainly changed since then.

This area is definitely starting to gentrify. White hipsters just to the north in Logan Square.

It's okay. I wouldn't say it's THAT dangerous, but I wouldn't say it's all that safe either. I feel like from 5am-9pm/10pm or so, walking around you should be find. I would be more hesitant to do it past 10pm and would feel unsafe. It's getting better though, but I wouldn't definitely wouldn't say particularly safe or particularly dangerous.

Since you think it's unsafe how would you compare it to uptown or lakeview crime wise?

Lakeview is safer, but the comparison is also a little more complex.

In Lakeview, what happens mostly in regards to crime (and it's more common than you would think) are people getting robbed. Part of it is due to the nightlife that people are out and about at late hours of the day in that neighborhood.

In Uptown, it's different there too. It almost feels like its more drug related. There are a lot of drug rehab places and addicts in that area.

In Kimball and Fullerton, the crime is more gang related. People getting shot will happen more often in that area than in Uptown or Lakeview. I am not trying to scare you about Kimball and Fullerton, as it's not THAT bad, but it is an area that you have to be cautious in, it's just the danger is different than that of Lakeview or Uptown. The crime is due to more to gangs.

The neighborhood is changing though for the better. Yeas ago, California and Milwaukee were sketchy, and now it's become prime real estate. I would definitely take the time to think about a move there.
