A. The Census bureau keeps data on population change, not construction foreman. Not sure why you think people involved in construction would be demographic sages.

B. Chicago has relatively low levels of construction relative to other U.S. metros. It's the third largest metro but something like 13th or 14th in terms of urban multifamily activity. So I would say that local construction trends support the Census demographic reality.

The first, normal people would empathize with. The second, I can't imagine why anyone anywhere would care.
I didn't stay hipster, I said family. We don't have a problem attracting hipsters.

Anyway, you don't think it's a problem that the Emerald City is losing affluent white families and their tax dollars to the suburbs once their kids hit school age? What is your ideal vision for the city? A constantly rotating supply of recent college graduates and two giant urban farms on the south and west sides growing organic produce?

Poverty in Chicago is actually slightly higher than 20 year ago.

But I suspect a lot of people don't care, they A. Want to keep the fakenews going and B. Don't really mind if black people are leaving, regardless of socioeconomics. Chicago is actually losing whites too and basically stagnant in terms of Hispanics and Asians (which is absurd, given that these are the growth categories in the U.S.) but this is never mentioned.
The poverty rate, even nationally, is very volatile. It basically tracks recessions.

Some of the posters are not rich white people, which you'd know if you'd been on here longer.

The dems of the posters here are pretty high though (using the word "high" in terms of average income relative to the non- rich parts of the City.

Actually I think that a lot more affluent white families are staying in the city than twenty years ago.

Interesting, what's the average poster making on this forum? Sounds like you've done a lot of research.

One and a half times the area median? You just really need to read many of the comments to know that some people are pretty out of touch with the average person on here.

So, around $90k per household or $80k per individual. That's not a whole lot of money in the scheme of things.

That sounds about right. Maybe it's not that much but it's apparently enough to keep an invisible wall that goes from Howard to 35th Street and Western (or Kimball up north) to the Lake though!

I've often felt that this is true. IMO this forum could benefit from having more ordinary working people participating.
