I live on two and a half lots with my single family home directly in the middle. I have two large side yards on either side of the home about 10-15 foot each. They're too small to sell as separate lots and I toyed with the idea of breaking apart one side yard and formatting it into its own lot for a small home. After further research I am pretty sure it would have to be 25'-0" wide or equivalent to the neighboring lots which means I can't break it apart from my parcel and make it its own property.
Any ideas on what to do to possibly gain some $$?

Do you know what your zoning is? You could build a second unit somewhere on the property, i.e., by expanding/dividing your existing house into a two-flat or adding a building behind.

You are correct that you likely wouldn't be able to build a house in one of your side yards.

^ good idea, but I bet it's zoned single family like the vast majority of the city.

Consult with the building department. You may be able to add onto your home not up but sideways to go onto the lot and create a legal apartment there you can rent out to bring in cash to defray property tax costs. You may be able to build on to your house without a renter ever stepping foot into your premises by cleverly designing the rental unit as being attached but having its own entrance. Of course you will have to spend money to do this.

Sell the whole place to someone who it willing to pay to have a decent-sized yard in the city and buy a different place that doesn't have that if you don't want it or can't afford it.

You could create a garden. A garden may not bring in cash (unless you create sort of a micro-greens garden and sell to local restaurants), but if you grow all or most of your vegetables, you'd at least be saving some money in groceries. I'd love to have room for a garden.

$20 to camp during lolla, riot fest etc.

By the time your neighbors get pissed that fest will be over.
