Hi - I work for a property management company in Chicago. We are working on rehabbing some condos and single family homes to rent out in the South Shore neighborhood and are trying to think of ways to market ourselves so we can get some great tenants. Does anyone have any suggestions/tips for getting tenants?

Advertise your apartments in the ChicagoReader newspaper so you attract the widest number of prospective renters, also on Craigslist. Also when placing your ad on CL be sure to include PHOTOS and SQ footage.

Advertise "small pet OK." You will be swamped with excellent applicants who have difficulty renting with pets.
Also, contact nearby real estate offices. They often get walk-in clients who want to rent in the area.


Also, post your vacancies with nearby police and fire departments because their personnel make good tenants.


The most important thing to do is to put up a sign on your property. You'd be surprised how much response you get from neighborhood visitors or relatives and might find the area interesting if they only knew of a nice available place.


Just do basic simple things and you'll get the response you're looking for.

Allow RESPONSIBLE pet owners. There are many of us who are dream tenants with well-behaved and well-trained dogs that struggle to find a good home just because we own dogs. Ask for references on the pet from previous landlords and require a deposit. Responsible pet owners wouldn't bat an eye at those requests.

What about a free transportation pass for a month or a couple of months? Make it easy for people to get to and from their new home.

A 'welcome to the neighborhood' basket would be cool too - with coupons, passes and information on local businesses.

There are a lot of different 'incentives' you can offer. The incentives offered can attract the type of person that you are looking for. Think about what you want in a tenant and what they would most enjoy - make it different and unique.
