Default Speculation

Just out of curiosity, which area do people think will continue to grow with new construction homes being built? Is Bronzeville going to resemble some North Side neighborhoods? Will Hyde Park value spill past the Midway and into Woodlawn? Will lots of new construction continue past Western into Garfield Park and Lawndale?

I see some construction taking place, but it take a while. It will start around IIT, and U of C, and around train stops. 20 years will make a big diffrence. Think howard area or uptown.

I think it will be awhile before East Garfield Park gentrifies, even longer for Lawndale and West Garfield Park.

I did notice they just sold a huge building that may be converted to lofts at 2600W Washington Street for $3.6MM. If such a building (probably 100 lofts) is converted that area could see some recovery in the next 5-10 years. For now, south of grand I would stick east of western.

I don't know if West Garfield Park or Lawndale will gentrify in my lifetime and I am 30 years old and plan on living to past 80. There are so many other areas that will gentrify first.

Uptown will fully gentrify once the homeless and Schiller are gone. Until then, it is a mixed bag, though mostly good.

I think Bronzeville will be hot in the next 5-10 years, with or without the Olympics. I don't see the areas south of Hyde Park gentrifying too much. The areas between Hyde Park and the South Loop (Bronzeville, even Washington Park) will gentrify first.
