$1195 for a 2 bedroom/1 bath with a dishwasher and wash/dryer in unit (a rarity at that price).

Other things that affect its value:
2nd floor (not top, not bottom)
In the heart of WP... location can not be beat

We pay 1550 for a 2 bed, 2 bath, 2 floor 1350sq feet. i wouldn't say cheap, but not bad. Don't tell aragx6.

Wanna share some of your cheap apt finding skills? When I was looking in WP, a 2 bed 2 bath rehabbed typically were going for 1800+ w/ granite & stainless & hardwood floors. No granite or stainless at my place, no washer/dryer. I'm about 4 blocks east of six corners, while not directly in the area, its still very close.

To the OP... my LL owns I think 6 buildings in Wicker Park. I can get you in touch with him if your interested.

Are you sure you are not in Bucktown? I dont know for sure since you never told me if you were North of North ave or south of it.

Not that there is much difference since you are close to the old Borderline bar(no pun intended)...But if you are North of North Ave you are in Bucktown.

Avengerfire,

I believe south of bloomingdale is wicker park (2 blocks north of north avenue). I will have to double check the neighborhood map but I believe that is the line. Wicker Park is part of the West Town community and Bucktown is part of the Logan Square community. I am referring to both community and neighborhood maps here. I know they are slightly different for some areas.

On the official Chicago neighborhood map, North Ave is clearly the dividing line between Bucktown and Wicker Park.

Even the Chicago Reader screws up like when they did their neighborhood issue on Ukrainian Village and East Ukrainian Village. (Or was it on purpose to help property owners and/or real estate companies?)

They put the southern border of each as Grand which is wishful thinking and very misleading. Both of those area's southern border is Chicago Ave.
