I live not too far from that location. The Hotel Chateau is a bigger problem than the cooperatives, however, I do see/hear the occasional disputes outside the cooperative buildings. I live about 4 blocks from the Gill Park/Hotel Chateau buildings, and a block and a half from the East Lakeview Co-op on Waveland and Pine Grove. I do see issues with both buildings, but still cannot compare them to CHA properties. One thing I have noticed is that these places do get run down. I live in a Lakeshore High rise and last year we had a condo catch fire. It gutted that unit and damaged a few others, windows were damaged, etc. This happened in March. The owners insurance started rebuilding his unit right away, but the windows took a couple months to replace since the building waited for the weather to warm up as all the damaged windows were on the 15th floor and it was March. That summer, Gill Park had a bad fire in the summer and there are STILL lots of boarded up windows. Almost a full year later.

I can tell you I have glimpsed at some the preliminary blueprints for the repair and apparent rehab of the Gill Park Co-Op. I do not even know if the bid process is complete yet. I think what I saw was a drawings for a bid package. As far as I know nothing has been finalized and no timetable exists for work yet.
I think the Gill Park Co-Op is waiting until the whole building is rehabbed until the damaged units are repaired.

The should just tear down that crap hole. The facade repairs alone will sink them in the long run. The buidling hasn't been well cared for over the years, and it's going to turn into a money pit. The city won't step in until a chunk of pre-cast falls on someone's head--because it's in Helen Shiller's ward and she casts a protective shield over any affordable housing...

The program formerly known as "Section 8" is a Federal program, not a CHA program. I can't remember what they call it now, but it seems like they got rid of "Section 8" because people wised up to it. The Feds are involved in the CHA through HUD regulations, however, and the CHA was just recently handing out Section 8 vouchers to residents who were kicked out of the projects that were demolished. Were there former CHA residents that moved to Gill Park?

I guess that's probably why the re-hab hasn't started yet! They're probably hitting up every government agency they can think of for some extra funds.

Yes, but the CHA administers the Section 8 program in Chicago. The money comes from HUD, but it is still very much a CHA program. Many people on Section 8 came/come directly from CHA projects. This is true moreso in the last 15 years as many large public housing complexes have been torn down.
"Under the CHA Plan for Transformation, all 25,000 leaseholders and their families are asked to relocate at least once, either to a temporary home or to a new or re-habbed permanent home."
A Section 8 voucher is now called a "Housing Choice Voucher."

I don't see it happening. I mean, realistically who is going to foot the bill? It is not a CHA building, it is private. Yet nobody owns anything. My understanding of co-op's is that when you buy there it is almost like buying stock. You are technically an "owner" but you do not own your unit. You basically have "stock" in the building.
I live in a highrise building that was built in 1962. There are several major projects going on right now in the building that will cost a substantial amount of money. Facade improvements, garage concrete decking replacement, heating plant replacement, etc. However, only one of these projects require a special assessment. The only other time in a few decades they had a special assessment was 3 years ago when I first moved in, to replace every window in both 28 story towers. I have seen how much money the building spends on every project and in normal operation. Luckily, assessment money has been managed wisely for decades. I just cannot see how the Gill Park Co-op can really function on its own, let alone a 25 million dollar renovation. Like I said before, not as bad as CHA, but I consider both Gill Park and the East Lakeview Co-op to be sort of "privatized projects." Just my 2 cents.
