Default Park Place Towers (655 W irving park) Thoughts???

Looking online they seem to be pretty nice with a lot of great amentities. I am thinking about renting for a year and then possibly buying since they are reasonably priced. Does anyone have any opinions on this place or area in general?

I live very close to there. The building is quite nice, and has good ammenities. It's one of the better high-rises in the area. It's not my favorite part of Lakeview (Broadway sucks north of Cornelia in terms of dining and shopping options), but you can easily get to the action. I've heard that building called "Twinkle Tower" because of the large gay presence there (the only people personally I know who live there are gay men or young women).

It's a great place. If you can get a good deal on a condo rental I would go for it. You are within walking distance to Jewel (Broadway just south of Addison), Whole Foods (Halsted St N. of Addison), and Treasure Island Foods (Broadway and Cornelia).

A friend of mine lived in the towers right by there (3950 N Lakeshore). His complaint was that it was a little far from the action (for a highrise, anyway). It doesn't seem like it would be, but there really aren't a whole lot of options for food and drinks right around there.

haha perfect, lots of girls and no competition.

Does anyone know how long of a walk to the Wrigleyville bars that would be? It looks like it might be a cab ride away (at least this time of year).

It's be like a 20 minute walk and like a 2 minute cab ride. You would be near the Red Line on Sheridan, so that's a plus, and u can just walk to there and take the L one stop down to Addison right next to Wrigley Field and ur in the center of all the action.

I have looked at a few units in that building. Against my knowledge, 1 bedrooms start at 1500 ish. if you are lucky, you can get one for 1450, but conditions of the unit vary, from outright dated with gross carpeting to clean modern sleak. Its got great lakeview. I know they have a website that especially caters to renters and buyers and a latin guy who manages that website for owners. its called liveinparktower or something. Just google it.

I thought the entire building was gutted by the developer who recently converted it to condos... How can there still be units with dated finishes and appliances?

I've been in two units in that building, and both were brand spankin' new gut rehabs.

Not every unit is remodeled. Renting 1 bedrooms are expensive, but 2 bedrooms are only like 300-400 dollars more. I would live with a friend for a year and then buy the dumpiest unit I can find and gut rehab the whole thing myself (I watch too much 'Flip that house'). Some one bedroom units are going for under 200K while others are goin for over 300k. I'd prefer to use some elbow grease for labor and pocket the equity by renovating myself.

I know a lot of people were very interested in this building and very low prices, but were all turned off when they found out many of the monthly association dues are around $800. Even for lower floors I think it's around $650. That's a lot for a monthly due! Even if it does include utilities...
