I think it depends on the caliber of the people moving in much more than just their skin color.

I'm pretty sure you could import a bunch of white blue-collar union workers from Warren, Ohio and someone would still call it "gentrification". There are definitely racial undertones associated with that word. It's only a matter of time before a condo-buying yuppie will try to use fair housing laws fight anti-gentrification activities.

Beverly will be 90% black in 10 years or less IMO.

I have to agree with you at least in the short term. Maybe 10-15 years from now it will gentrify if it ever does.

That's an interesting view. I hope it's not true and that it remains more balanced. Why would that happen now if it was so resilient and able to successfully integrate through the really tough times in the 70s?
My gut feeling was that the current generation of young people will be more open to mixed-race areas and things will only stabilize further. Also, property values have remained relatively strong. 4 houses for over 700K (one just under 1M) have sold even in the last three months or so. While nothing for the north side those are significant investments to live on south side. I don't see such an area being supporting the massive flight that is necessary to change so dramatically.
Also, lots and lots of white people are moving there now. It's nothing at all like Ashburn.

Agreed, some of the houses are too large and there's still a lot of people sending their kids to Catholic schools in the area. It's not the same as Ashburn as mentioned. There's still strong community groups/activities like the BAPA, Ridge Run, South Side Irish parade, etc.

Just ran into this re Ashburn. It's relatively recent but sounds like something from 1972. Not sure why on earth it's in the Ft. Lauderdale paper.
