I love Buena Park. The Imperial Towers condo is a friendly, safe, clean, well-maintained high-rise.

The Waterford (4170 N. Marine) is pretty nice too. As is 720 W. Gordon Terrace. I think these are bargains for lakefront high-rises, and they're much more convenient to downtown than Edgewater--and are within walking distance from a lot of Lakeview attractions.

I agree. We actually walk all the down to Lincoln Park when the weather is nice.

I don't know how well values in those buildings have fared in the recent real estate market, but I know Imperial Towers has actually APPRECIATED over the the past 2 years (probably due to the new windows and entrance). Out of curiosity, do you know how the HOA fees are in those bldgs?

don't post anything too damning of Uptown or you might get a subpoena from Ald. Schiller.

The OP's post is kinda funny considering how some were trying to compare the "Uptown" nabe to "Edgewater" in a different thread. There CLEARLY is a BIG difference between the two. The Uptown area is on the depressing side. Who wants to look at bums, drug-addicts, and creeps on a daily basis. I'd never want to buy ANYTHING there that's for sure. You'd think with a prime location like that, they'd pushed the trash out by now, but they haven't.

those bums, drug addicts, and creeps you mentioned make up a the majority portion of what gets Ald. Schiller elected every election.

I will say that as Buena Park resident, I find the area awesome in little to no chain attractions, local bars and stores, multi million dollar mansions, blocks from the craziness of Lake View yet still quiet where I sleep at night. Uptown isn't all bad, it is just that the leadership of the ward is in favor of warehousing the poor, keeping addicts sedated, and trying with the help of slimey lawyers to keep condo owners to be away from anything between Montrose and Lawrence.

Not sure. 720 Gordon Terrace just replaced all of their windows and did some other facade work, so they've had some high special assessments lately. Did you get nailed with big special assessments at Imperial Towers? That's a lot of windows! I'm actually looking at the top of your building right now from the window next to my desk.

Buena Park is awesome. As are the parts of Uptown that everyone assumes are parts of Ravenswood or Andersonville. Margate Park is pretty nice. Sheridan Park has the best housing stock and tree canopies, and just has a sprinkling of problem buildings here and there (like Edgewater). Everyone just drives down Broadway or Sheridan and sees the rotten heart of the neighborhood, but the edges of Uptown have been closing in on the rough part for decades now, and I'd actually say most of Uptown is pretty nice now. Rogers Park has overtaken Uptown as the north lakefront crime capital as well.
