Default How long do I need to rent a flat in Chicago

Hello everyone,
I need your help to know how long will I need to fing an apartment in Chicago.
I am going to study in the loop zip 60606 and I need somthing as near as possible. I am from abroad not a US citizen and it's my first time in USA.
I will be in chicago in 24/4/09 and my course starts in 1/5/09. Do you think a week will do enough searching ?
Thank you.

First things first: we format dates differently in the US than most of the world -- we do month/date/year. Therefore today's date would be 3/23/09. Something to keep in mind when you get here. When communicating with my English clients, I simply avoided confusion by spelling out the month: March 23rd.

So with that out of the way... one week is going to be a very, very tight squeeze. Most leases starting May 1st will have already been rented out by early to mid April. It's not entirely impossible, but you are going to have very slim options to choose from. Do you have any friends or acquaintances here who can scope out places for you? There's always the option to rent sight unseen, but that of course can be very risky.

I agree with Drover, there are May leases and October leases for the most part.

The Loop is fine during the day. Hundreds of thousands of us pour into the Loop every day so it can't be that bad. But it can get pretty abandoned at night since it's much more of a government/business/financial district than a residential district. Abandoned doesn't necessarily mean unsafe, but stuff is less likely to happen when there's less foot traffic than when there's more, and there may not be anyone around to help you.

Most people who work in the Loop live elsewhere, in a more residential district of the city, or even out in the suburbs. (That said, I would not recommend living in the suburbs without a car.) As long as you live near a CTA or Metra train station, you can get to the Loop easily. I attend school in the Loop but I live 7 miles (12km?) away. Since I live right next to a CTA train line, I can get there with a minimum of hassle.

When I first came to Chicago I did exactly that. Staying in a hotel for a week or so is quite costly even if it's on the cheaper end.
To find a place on Craigslist isn't THAT difficult if you are able to apply common sense and are willing to put some effort into it.
I.e. what I did first was to buy a Chicago travel guide to get an idea of the city and the different hoods etc. This would have already answered your question whether the loop is safe and what it's like.

From my experience I'd say take care of these issues:

1. find out what kinda contract you're getting. I.e. there's several types of sublease you can get:
A) you officially take over a lease from the current tenant to fulfill the rest of the lease. After that you either move out or get a new contract. In that case you'll sign a contract with the landlord, usually you can easily do it upfront by fax or email. However it usually requires a credit check which will yield exactly nothing if you're coming from abroad which some landlords might dislike. Most of the times it won't be a big deal if you let the landlord know about your situation on time.
B) you officially sublease a place while the original tenant is temporarily absent. In that case it's usually the same paper work, however you give the appt. back to the original tenant, which might spare you some hassle if you take a fully furnished apt.
C) you inofficially sublease a place while the tenant is temporarily absent. in that case the tenant just hands you over the keys when you get there and you have to pay all the bills while he/she's away. Not really legal and therefore probably inadvisable, however it's usually quite hassle-free and in a high rise nobody will ever find out anyway. However it's all based on good faith from both sides, so make sure you can trust him/her/it.

2. make sure you get enough info about the place. This includes good fotos of everything, approx. sqft, the exact address etc. If the place of interest is a complex or a high rise you should also be abled to find some info about it on the net, i.e. on apartmentratings etc. You gotta take these reports with a grain of salt since they always tend to be on the negative side, but I think they're still somewhat helpful.
It obviously narrows the filed quite a lot to insist on fotos of the whole place but if you take your time you will find something nice eventually.

3. make sure you're not being scammed. Under no circumstances make any upfront payments via Paypal or Western Union or anything remotely similar to that. The only thing that probably would be ok is putting your cc number on an official, legit contract provided by an existing, legit landlord.
Don't even bother to waste yor time with "landlords" that are unfortunately abroad and offer you to work something out involving escrow, sending keys via Fedex and all that kinda crap. And most importantly: When in doubt, DON'T!

Thank you alot guys.. This is really helpful.

Still the choice of living near and not using a car, saving travelling time by the CTA, save money on transportation

OR

living away but finding somthing cheaper, higher quality, and safer.

I can pay as high as $1500/month.. do you think that would get me a nice 1 bedroom flat near the loop and how nice will it be !!

What do you think of using a broker !!!!!

Thanks ...

Since you are going to be conducting most of your search from abroad, you should enlist one of these companies to help you out. $1500 can get you a very nice place close to the loop with great transit access. You really don't need to go that high, though. Given the short time frame and your unfamiliarity with the city, I'd try and stay around $1200. If you had more time to get to know the city, you could go even lower and end up with a nice place in a good location.

I'd also recommend posting any addresses you come across in this thread, so people can verify the safety of the location. Its not uncommon for agencies to advertise rentals as being in an established neighborhood, when it is actually in a much worse neighborhood.
