OK. Just entered my property today. Found former tenant had left, but subleased the place to a friend of his, who denied that she had known anything about an eviction case in process.

What to do now? Is it considered a criminal case now?

Call your lawyer. They should be in contact with the sheriff. They will place a lockout notice on tenants door. If tenant is not out by then, sheriff will come out and kick them out.

OMG what a freak. I know you want to strangle, I would. Okay call your attorney. Good luck. Oh if you could please tell me what happened. I am also a landlord I would like to know the outcome.

Wow, what a hassle! My wife and I owned a 2 flat in logan square a while back, also had to go through the trials of getting a non-paying tenant evicted.

I literally nailed the eviction notice to her front door, lolz (man, that felt good).

tenant stop pay rent and write an agreement that will move out in the end of the month. now he refuse to move out. what can i do?

was that agreement legally binding? if so, you can go to court and sue again to enforce that. it will take another month or two to get sheriff to enforce that. even then, the sheriff will notify the tenant twice before they actually get their hands dirty and throw your tenant out. That will again add weeks to the process. Seasoned scammers know this and they will NOT move out until they receive the final notice. And if they hire a lawyer and start appealing the court decision, then you are seriously out of luck.
