Leandro, I bet you'll change your tune and allow check-cashing places when all the national retailers fail.
There's no way that the surrounding demographics can support these retailers. The local population is in decline, and Beverly is losing the remaining middle class. This shopping center will be a failure, no question.

Seeing recent home sales in Beverly I wish I were "in decline". Three days ago a house in north beverly sold for 1.1M (look it up yourself).

Here is the public record: 2122 W. Hopkins. Sold 6/30/09 for $1,075,000
I also know someone else who just bought a gorgeous Heatherington house on 99th and Winchester for just under a million.
These are just random examples. While these $$ are relatively cheap by north side standards it still indicates that professionals who have many other options choose to move to Beverly. It's hardly an indication of decline.

Little Bear: Failure means many things to many people. The fact that this center was actually built makes it a success alone. As to whether we will change our tune and allow Check Cashing in the future...we will not. "All" the national retailers will not fail. Many will. This will be a difficult time for all of us, but we are confident that the center's tenant's will endure through this cycle, and flourish in the long run. When you build a shopping center, and you believe in it, then you are not looking for short term profit and gain. You measure your success in many different ways. Often times, for us, money has little to do with it. If you define your life by the impact it has on others...and you consider that the American dream is all about having a job, providing for your family, and hoping that your tomorrow is better than today...then you must appreciate that the jobs we have created here alone mark this project as a success.

Dear Opkl: Our company is focused on in-fill, urban locations, where we can partner with stake holders to revitalize and reposition under-served properties. We tend to focus on inner-city markets. We have not ventured into sub-urban sites yet. We are still a young and growing company (we just celebrated our ten year anniversary in March) so I don't want to say that we WON'T look at good sites in sub-urban markets...but for now...we are very much focused on the inner city.
