Default Logan Square... hot or not?

Is Logan Square safe for a young family? Would you buy a single family home there? I want to know everything.. good or bad.. thanks!

I will respond to you for my first post to this board. I live in Avondale, which borders, and is practically an extension of, Logan Square. Since it is my first post, I will forgo the typical response of more tenured board members referring you to "search for previous threads since it's been discussed here so often."

Logan Square, especially east of Spaulding, should be fine for most young families with some basic street smarts. However, you don't mention if you're renting or planning to buy, or if you have school age children. I bring these points up because the schools are not great, and also because parts of Logan Square are becoming as expensive as Lincoln Square, Roscoe Village, West Lakeview (if that really exists).

The condo that I purchased on Diversey, near the highway, is nearly as expensive as similar units in Roscoe Village. I personally like the less gentrified and more urban feel of the area, but it's not for everyone. We don't have schools like Coonley or Blaine.

I would say that the area is great for many reasons, but if you're coming in with a Lincoln Park or Lakeview mentality, it will be lost on you. Just some food for thought.

Thanks for your reply Los Guys. Me and my husband are planning to buy. We want to live in the city, but want a house. Im trying to figure out what areas are best.. or ok.. to live. We have an 18 month old son, but are planning on sending him to private school. We also lived in LA for several years, not always in the best areas (koreatown), so i do have some street smarts. I want to live in a safe urban area, and like a mix of culture to spice things up.

Everyone's definition of "safe" is different. Most of Logan Square is somewhat edgy, and the western edge of it is flat-out gangland. If you're looking for a good mix of culture in a relatively safe neighborhood, consider Albany Park. And by "relatively safe" I mean by "safer than most urban neighborhoods but still more crap going on than your average surbanite would tolerate." Its ethnic diversity is very wide-ranging, more so than Logan Square and at about the same price point.

Logan Square has been gentrifying for 20 years now. People swear it's different now. I see the same neighborhood it's been for decades.

You probably haven't been there in awhile. Gentrification does not happen overnight and often takes years, look at Pilsen, Uptown, Humboldt Park, even Lincoln Park and Wicker Park. I lived in Logan Square a few years back and started noticing significant changes. For the first time I started seeing professionals walking down Kedzie with strollers. I'm also confident a place like Dunlays would have never existed 10 years ago. Logan Square is pretty diverse and has a pretty good mix of people. Once the economy recovers it will start seeing even more drastic changes.
