I grew up in Cincinnati in Uptown (Clifton, Avondale, all around the University), but left after college. I've been away from home for about ten years and have seen major changes in Clifton Heights, Avondale, Corryville, OTR, Walnut Hills, Northside, etc. EVERYTHING looks drastically different. My question, beyond these neighborhoods (Corryville, Clifton, Northside, Walnut Hills, E. Walnut Hills, Madisonville, Mohawk/Brighton, Spring Grove Village, and College Hill) what are the top three or five "hottest" neighborhoods in the City of Cincinnati for future development in five, ten or even twenty years from now in your opinion?

I'll go first (in order of redevelopment):
- Camp Washington
- Avondale
- South Cumminsville
- East Price Hill
- Fairmount (South and North)

Honorable Mention: Queensgate. I predict in the future a massive building boom focusing on office space, entertainment, and light industrial usages.

Its all about Pendleton. Nothing else compares. There will be more renovations in Pendleton in the next three years, as small as it is, than all of the five mentioned above.

Camp Washington is interesting. It has some great buildings, close the highway, Northside and Clifton. But Colerain Ave goes from nowhere to nowhere. It wouldn't surprise me either way if it made big gains or stayed about the same.

I personally don't see South Cumminsville or the Fairmounts going anywhere. Too much of a bad reputation, no real business districts to speak of. I hope I'm wrong, of course.

I think Evanston has a really good chance. Good location, great old homes. Massive growth around Xavier and just to the south in EWH, new exit coming in at MLK. I think the Woodburn/Gilbert area could be really neat.

It is definitely Evanston, Pendleton is really old news but not maxed out yet. Camp Washington benefits from being contiguous to Northside but there is really no "there" there, and that is a problem.

I also will continue to vote for Avondale. There is a huge redevelopment effort underway, it already has a "center" and it is already filled with loveliness. The hospitals cannot continue to attract and keep talent if nobody feels safe coming or going from work.

Well, Pendleton is "old news" in that it has gotten a lot of press since the opening of Jack Casino. But, in fact, these things do not happen overnight. It takes years, decades often.

Thoughtful persons do not just pop off with some unsupported prediction. These things do not develop from happenstance or accident. There are reasons. Its hard to predict what those are, but in hindsight it is apparent that a coalescence of factors had to be present for dramatic development to occur.

Pendleton is just getting started. When complete, like Mt Adams, Pendleton will have every one of the lovely unmolested 1860-1920 row houses renovated and marked to market. Eventually, $2.oo per square foot will be the norm, trending up to $2.50 for a view property or one with interior parking. I'd estimate that less than 20% are underway or complete now.

Of course, there are no bargains left for the bottom feeders. But, if a person is willing to get up in the 60- 75k per door range, the opportunity is still there even though nothing is listed for sale.

Camp Washington is pioneer territory but there is no guaranty that it will ever be tamed.

The rest of the areas mentioned above are pure crap shoots. Nothing a sensible person would bet on. Evanston is a toilet. No one wants to live there. Avondale has neighborhood pride. It will get a lot of public money, parks and amenities, but no upscale residents.

I lived in East Price Hill many years ago, partly because I thought it was finally going to turn a good corner. It didn't. It got worse. I was lucky to get out when I did. There will still be pockets of nice restaurants and housing around places like the Incline. But East Price as a whole? Possible but doubtful. It stands the best chance of turning around of anyplace on the OP's list, though.


I also see Camp Washington and Queensgate in the possible but doubtful category. The Fairmounts, Avondale, and South Cumminsville are just too far gone to ever come back.
