Default How much house does 275k buy in cincinnati?

I am moving to cincinnati this summer. I can send 275000 on a house/condo/townhome. How much does that buy? I am especially interested in the downtown/OTR/Clifton/Hyde park areas. It seems like I cant buy much at that price in hyde park. Also, why are so many of the downtown condos in the 400K...seems way too much?

Sellers do not drive the prices, the market does. Therefore it's impossible to be "too much".

It all depends on where you look...

Hyde Park - Not too many options
Clifton - Nice Home (unless it's in the Gaslight and in that case, look to my HP answer)
Downtown - Nice 1 or 2 BR loft
OTR - More/better options and better return!

southern over the rhine is a really good value right now and you can walk anywhere, you can get a nice 3br townhouse in city west for that budget as well, or prospect hill. do a search on huff with 'city' and 'under 275k' there are 322 properties that fit the bill, this place seems awesome: 104 W Ninth St 6B

I like Sibcy Cline's site also. You have lots of search-narrowing options right from the home page. Comey dot com is also good.
Loft prices downtown trend towards expensive because nearly all of the conversions are new. The developers, understandably, are looking for a quick return on their investment. It costs a lot of bucks to "re-adapt" a former department store (Shillito's, McAlpin's) or office building (Power Building on East 8th.) But look for price reductions, because the Shillito Lofts - for one - are now being marketed as rentals. I'd take a walk by the place on West 9th that was mentioned if I were you. 9th and (or at) Race is well situated for reaching destinations to the east, north, and south on foot. Plus you'd have the "ancient" and one-of-a-kind Scotti's Italian restaurant (919 Vine St) practically at your doorstep.
Oakley, Pleasant Ridge, and Northside are "affordable alternatives" to the perenially popular Clifton and Hyde Park, and are not a great deal farther from downtown. OTR is getting a lot of press, and this city kid is rooting for its revival, but it remains a part of town best suited for "urban pioneers" if you catch my drift.

^ We used to live in the Shillito.

We loved it! I've never seen nor been more happy with a company than Towne Properties. Customer service and care is excellent!

Cincy-rise, you are renting then? Seems the shillito is a rental. What has kept you from purchasing? Do you think the market is in trouble?
Goyguy, a couple of questions. The ninth street condo looks good for my wife and I. What do you know about the the devolpments of city west and gateway quarter (really interested in centennial row). Are they losing value and will those areas fairing well. What about the mythical cincinnati streetcar...going to happen?

I lived in the Shillito for almost 3 years. I bought a condo in the downtown/OTR vicinity ...

I can tell you personal examples on why the Shillito's property management is so nice, just PM me and I will answer any personal questions you might have!

The Gateway Quarter is doing very well. I work in RE and just saw a closing for the GQ just the other day. Southern OTR is probably experiencing the most stable RE trends in the city if not equal.

9th St., as in 9th & Race?

City West is nice as well, talk about a mixture of the social classes. My ultimate goal is to be back in the CBD if that means anything to you.

The streetcar will happen, now it just depends on the DT-Uptown loop or the DT-OTR loop, hopefully the latter.
