More help please - we've got a house hunting trip coming up and I'm looking for some advice. We'd like 4 br/2.5 bath for $250-300,000. We've got young kids so would like area full of young kids (under 6 with a babysitter or 2 in the mix!)

Based on various online research I've narrowed down an area in Mason using the following streets to make a rough, large box: Brewer Rd (north), Main St (east), Tylersville (south) and I-75 (west).

I think I'm adding Shaker Run/Turtle Creek Twp area to places to look at. I've seen a few threads on Lebanon vs. Mason, but can someone compare & contrast on what I might find once we get down there with these specific areas? Again this has all been online so not sure if I missing some great areas.

I'll take a limited stab at it, as a NEWCOMER (been here for not quite a year, been living in my house in Lebanon for about 4 months) from the suburbs of Detroit.


Mason (to me) is a medium sized thriving suburb. It has some fairly major jobs in the area (Macy's corporate call center), an original much older downtown that looks less fancy, and a new sprawl-area that has all the suburban amenities I am used to (big-box stores, restaurants, traffic, etc..). Deerfield Twp is right next to it, and has some higher-end big-box traffic, including a really nice movie theatre (Mason has an OkAY theatre).

Locals tell me the traffic in Mason is TERRIBLE... but coming from Michigan, I think the traffic there is average.

Lebanon is a more rural town, that many people think will be the NEXT Mason. As in, 30 years from now.... Right now, there are a lot of cows/horses in the Lebanon area (on the way into, and out of town).... a downtown full of quaint antique stores (antique store after antique store after antique store).. A few restaurants, a cheap theatre ($4/show!)

Mason has a GREAT (rated "excellent" by Ohio State Procedures) school district according to the locals, but many here are intimidated by it (size and scope) and put their kids in private schools anyway.

Lebanon has a good school district (rated "excellent" by Ohio State Procedures), but some say the district suffers from poor organization and planning. Whatever the reason, many put their kids in private (parochial) schools.

This is the world of parochial schools. People pay thousands in property tax to live in a district like Mason or Lakota - then pay parochial school tuition anyway. Weird!

I live in Turtle Creek Twp (Lebanon Mailing address) on the East Side of Lebaon -- and it takes me 12 minutes to get to the major Mason interchange (Fields-Ertl) to do shopping.

I think both are great places to live. I really like the more rural feel of Lebanon, but as I am a suburban girl - I will be thrilled if in 30 years Lebanon really has turned into the next Mason.

Housing costs are higher in Mason, so one of the reasons we stayed to the North was that we felt we got more for our money.

Shaker Run is a cute subdivision, just North of where I am now. You'd have pretty easy access to I-75, and from there the whole Cinci-Dayton corridor.

Good luck with whatever decision you come to... I think Mason and Lebanon are pretty equal - they just offer different things and slightly different feels.

I live about 10 min. away from Shaker Run. I drive by it all the time. Very nice area, still has a rural feel to it. But I doubt it'll stay that way. Rt. 741 is getting to be kind of a pain during rush hour.

Lebanon was kind of a seedy place for a while, but it's getting nicer all the time, and I understand the schools are pretty good.

But hey, why not come north a little bit? Springboro is a great place, too.
