No one lists these houses for rental because they don't really want to rent them and the agent doesn't make much on a rental. So you have to ask. And, insist that the listing agent present your inquiry to the owner. Looking won't help, you have to ask. There are 500 houses for sale in West Chester. Ask the agent how long one you are interested in has been on the market and if its longer than 6 months and vacant, it probably can be rented.
Also, once you have a rental, try to switch back to a land contract that has no penalty if you walk away. That way you can deduct your rental payment as interest. A good lawyer or CPA can explain this to you.
