I'm noticing the Pendleton neighborhood has pretty hip architecture and some nice condo redevelopments going on. i also notice rents are substantially lower than equivalent mortgages, suggesting lots of speculation. However, I also notice there is still substantial crime in the area including a fairly recent homicide. Is this place on its way up or down? How is the OTR Gateway quarter gentrification affecting pendleton? Broad questions, insight from downtowners welcome.

Pendleton is probably more stable than many parts of OTR overall. It has a better mix of single family and multifamily with the same very urban feel. Pendleton in my opinion is definitely on the way up. There has been a fair share of 'speculation' in the area but with the "cooling" of the real estate market overall prices are becoming a little more realistic.

There are a couple of people on the boards here who live over there and will probably chime in on the details better than I can. Pendleton is like any neighborhood in Cincinnati, good blocks/bad blocks and prices can vary wildly. Although many are citing the Casino as a potential boom for the area I do not think it will have the effect that many people think it will.

By that I do not think it will have a 'retail economic impact" because people go to gamble , not shop around the neighborhod. However it may raise apartment prices in the area because there will be more demand, presumably from the people who will work at the casino and want to live close by. I do not know if traffic studies have been done on the casino impact but that may be a reality that all of OTR and the downtown may find themselves dealing with. The casino will definitely increase vehicular traffic downtown.

Pendleton is the best opportunity for a completely rejuvenated neighborhood in Cincinnati and maybe anywhere. Utterly beautiful housing stock. Anchor buildings on all sides. Isolated from adjacent bad neighborhoods. And a manageable size of around 150-200 structures. The SCPA is coming available for a huge renovation next year. The Pendleton Arts Center is thriving and the Peaselee Center and Memorial Inc. provide day care. VLT Academy is a K-8 charter school right at the southwestern edge of Pendleton. The whole thing could be taken by emminent domain for about 10mm and sold to urban pioneers who are willing to renovate. There is retail space and business space. The whole thing is perfect. I am at the west side of Pendleton just outside the official boundary at 14th and Sycamore.

But, assume nothing will be done, because Council has no vision.
