So while Boston and DC are far more expensive than Philadelphia...Boston is slightly more expensive than DC.

Because DC is just a boring government town. It's not supposed to be an exciting urban city. That's why people won't believe it even if you show it.

Also, haven't you heard that DC lacks pizza stores and flower shops? Goddamn, what a sucky ass place!

To be fair, I don't think people are saying DC is not urban. They are just saying it is a little less urban than cities like SF/Bos/Philly.

IMO, some people are overstating the gap between DC and the others. They are basically all in the same range with DC a little behind. Certainly, none of them would ever be confused with the grand cities of the world.


That being said, I don't think that is a wild claim to state than DC is a little behind. The city has a strong office orientation with a less mixed use DT and less residential density in the neighborhoods. IMO, DC would do well to add another 200k. That would put its firmly in range with in Bos/Philly.

^^^^^^ 200,000 Ah no! DC's density is already at 10,000 psm. Philly is right in the same range at 10,999. My argument is the "not as urban as" statement. Everytime, I see a post like this, I will throw DC's commercial office space into the argument. You don't have over 100 million square feet of office space and tell me your DT is more urban. The argument is urban not vibrant. I see that some of you are confusing the two. GTFOOH.

DC's urbanity is very different than Philly and Boston, I will admit to that. It's more uniform and less gritty. But for you to tell me Dupont Circle is less urban than any Philly neighborhood you want to put in the mix, we will argue all day and night. Like I keep harping on, most of these people are Internet travelers. They have not been to DT DC so they base their perceptions on the media. I have been to CC Philly and Boston on plenty of occasions. Both of these cities were shut down after 2:00 a.m. on a weekend.

Ah no, Philly is closing in on 12K ppsm again (1.56 Million / 132 sq miles) vs DC at ~9,800 ppsm in 61 sq miles. In the same 60 sq mile core as DC, Philly would have a denisty very close to 18-19K ppsm - they are close but not really that close

on Dupont Circle - Rittenhouse Sq is more urban than Dupont Cirle, hands down. I live in Rittenhouse now and lived in Dupont Circle in the early 2000's and no I am not an internet traveler and have been back in the neighborhood as recently as October

by the way, DCs finest--

the north end and downtown crossing in boston are both more urban than dupont.
