I'm going to update this thread over the years each time new quarterly data comes out.

"M.D." is a reference to Metropolitan Divisions, as designated by the census bureau. For cities with "M.D." that was the only data available. Which is better as it is since multipolar metropolitan areas have divergent price point averages depending on which of its principle cities we look at.

For everywhere else, it is Metropolitan Statistical Area (MSA).

This is as of Quarter 2 2016.

The Bay Area's numbers don't surprise me, but DC does. Haven't they been adding a ton of inventory over the last few years?

The numbers for both LA and Phoenix seem on the low side, says avg two bed is $914 here, were paying more than that and it's avg at best

I don't see how Dallas and Ft. Worth can be that far apart, for being in the same metro. I see that MSP is given as 1 number. Is that because Minneapolis and St. Paul are so close in rent?

They are adjacent cities in the same metro. These numbers will not differentiate between the two. The number you are seeing would cover both of them. I think your confusion is because Dallas and Fort Worth are separated into metro divisions (divided in the same metro). The DFW is multi-nodal with the two core cities being at opposing ends of the region. Minneapolis and St. Paul share a border and create a singular core.

Tons of inventory, with tons more in the pipeline, yet still not enough to keep up with demand however. The core of DC is becoming more pricey than even I ever imagined. Almost everything either along metro lines or in the immediate core of the region be un-affordable pretty soon, it's only a matter of when. Also lets not forget the effects of height limits in the city.

I was talking with someone about this yesterday. As the prices go up in DC, it also pushes the prices up in suburbs outside of DC, it's becoming a cycle that feeds itself. The prices keep getting higher and higher, you'd think it'll stop or slow down at some point, but the prices continue to climb.
