Give me one example of a HNW individual who has moved to Buckhead without doing so for work purposes.
This thread is about exclusive enclaves and Georgia has really only one and it doesn’t attract people who are not from the state.

You forgot Mariah Carey. Justin Bieber too, who is always drawn to the area (and really did consider moving there before he was ousted by a radio jock who was forced to put a spin on the situation LOL). And John Mayer. The list really goes on and on. I'm glad you gave this poster the time of day. Once he made that dumb comment, I had nothing else to offer. And in fact, his little rant just drove the point that I was trying to make earlier.

Remove those from the list that were born in or with family ties to Georgia
Remove those from the list that are not in state for work or career purposes
Remove those from the list who are not primary residents of Georgia
Remove those from the list who are not HNWI’s ...

Mind I’m not saying these people don’t exist... but Georgia does not attract outside HNW individuals to be residents without other compelling reasons such as work, family or history.
Neither does Texas and it has no SALT issues ... lots of states don’t.
They may well be very attractive places to live in themselves but very few states attract those type of immigrants.
For every one of these people you find in Georgia you will probably find 5 in Texas 100 in Washington or Wyoming,300 in Nevada but 1000 in Florida.
Until recently California and Montana and Arizona also were big in this space but SALT will essentially kill that stone dead.

Georgia is a lovely state .. but it doesn’t attract that type of immigrant.
