Worse off is your precious Florida -- where in spite of incoming transplants, legal immigrants, and births, the net result is likely a decrease in population over the past couple of years (or, at best, steady population). And you, mr. real estate agent, will officially see that come next year's Census.

You can be in denial all you want (with house prices dropping like mad and studies alluding to a statewide population decrease) but you know in your heart it is true. So quit being a poor sport and stop the hating.
How can inflow be greater than outflow?

Inflow would indicate people coming in, it has nothing to do with births. Being the net population is lower than the net from births minus deaths that would indicate an outflow.

I guess simple math is hard for some though.

It does amaze me though that I state facts, making no reference to Florida yet I am accused of hating.

One thing I do hate is people that when presented with facts can not accept them.

Ah, your old fall back when you have nothing relevant to say.
Being a Realtor really has nothing to do with this.

It seems to me that some NYers do want to emulate things southern and western.
If the New York City metro area adopted southern culture then many people would move immediately, including myself.

The majority of them are forced to move because their current employers moved the location of the business for cheaper operating expenses. Trust me, they hate living there as much as you hate them living there.

According to the article posted, New York City grew by 53,000 people. It does not matter how the population grew........ births, deaths, transplants moving out and into NYC all had something to do with the end number being a 53,000 people gain.

Well that is fine but is nowhere near what I am saying.

Some posters here just won't accept the fact that there are some NYers that have adopted that culture. It may not be a huge amount of them but some of the posters here act as if no NYer would ever do that.

Nothing like just making things up.

Care to share some data with us that shows the majority of northerners move south because of a job relocation.

If we were just discussing straight population gain then it may not matter.

But if you are discussing in migration and out migration, as we were, it most certainly does matter.
