Well, it has a lot to do with the fact that it is in the Midwest (cheaper in general than the "coasts"), and not a major metro area, and also because there aren't that many jobs left here right now. Hopefully that will change soon!! But in the meantime, it's a great place to be (and be a home owner) for someone like myself who has a good job! The cost of living here is about as good as it gets The prices of the houses in your city sound like the prices of houses in Portland, where I lived before I moved here. I don't miss the high cost of living one bit!!

For example..MY house is only about 2500sq.feet and is worth $450,000

Are you going to compare incomes with an area's cost of living to get an estimate of a household's true puchasing parity? Otherwise a household's income is meaningless.

Low income areas tend to have lower taxes, and a lower cost-of-living.

I see homes here that start at $40k [2bdrm on a couple acres]; and folks can support their families working for minimum wage.



As a military retiree I moved to a 'depressed area' because my small pension looks a lot like everyone else' salary.

How many areas are there where your property taxes are under $50/year?

Yeah, our 4bdrm 2400 sq ft house built in 2005 is assessed at $80k.

We have not been effected by the current crash. It has been this way for decades.
