SOUTHWEST FLORIDA, location, location, location, this has it all!





This house is one that you would find in a Naples community with all it has to offer, without the Naples costs and taxes. I'll explain why.
The house is almost 2900 square feet with 12-foot ceilings and nice crown molding. It has a quite large kitchen and a very large family room with fantastic views of the pool and lake where 24", 10 pound large mouth bass reside. The rear is south facing so it gets sunlight all day on the pool and lanai, which keeps the pool water temperature warmer than most pools. The house is situated mid lake, a premium lot with fantastic views up, down and across the water. When you first enter through the large double doors, you step into the foyer which straight ahead turns into the formal living room with 12-foot tall ceiling and a 12-foot wide, four panel French doors which lead out to the large lanai and pool area. To the left of the foyer is the formal dinning room with a giant bay window looking out to the front yard with two very large and valuable exotic trees. The lot is a very nice size with about 15 to 20 feet between the houses. Unheard of in most existing and all new construction anywhere in this price range.
The house is a 4 bedroom 3 bath with large closets and built-in organizers. The master bedroom is large and the master bathroom is equally if not larger. Due to the master suites volume, it has it’s own A/C system. A VERY large walk in closet for two well dressed adults with custom built-in organizers. The vanity is over 8 feet wide and includes 2 sinks. A separate large corner soaking tub and large walk in shower with 2 separate controls and shower sprays that 2 people could use comfortably at one time. The separate toilet area includes a bidet and wall cabinets for more personal storage.
The kitchen is a chef’s kitchen, within the center island is a glass top range in the middle and a built in oven below, with provisions for a downdraft ventilation system to the outside for indoor grilling. Along one wall is another built in oven and above that is the built-in microwave. There is a tremendous amount of cabinets, counter tops and accent lighting to show off the kitchens highlights. There is a large pantry closet in the hall off of the kitchen.
There is a separate large laundry room with a linen closet, deep sink and a hide-a-way fold down ironing board. The wider than normal two-car garage connects to this room for easy access with groceries going to the kitchen.
The three other bedrooms are very large with 10 foot ceilings and very spacious, either walk-in or wall closets. There are two more linen closets by these bedrooms also. The second two bathrooms are also spacious, one has a tub/shower combination and the other, which is also the pool bath, has a standup shower.
Within the last two to three years the following items have been updated: The roof, 4 ton A/C unit, water heater, exterior light fixtures, crown molding and counter tops.
For now I'm looking to rent it out since the economy is slow but when it's ready for sale the asking price will be $300,000 plus. If you’re looking for the perfect house and not just a low priced deal, this is the one. Rent will be between $2000 and $2500
It's close to EVERYTHING and the HOA fees are very low for the area. Located about 100 yards up the street are the community pavilion, pool, basketball and tennis courts for family fun and enjoyment.

Default Opening up Dec. 1, 2012

Existing renters will be moving out in November. Available December 1, 2012.

Remodeling was completed over 18 months ago. Rent is now $22-$2400

No students, looking for a loving family who will take care of my house and maybe purchase it in the future.

Rent is $2500, pets are extra, deposits due for each pet. Work / commercial or beater vehicles are not allowed.

This house has it all! It now just requires a person to love and cherish it and to do your personal touches to it. Very strong points on why you should rent and/or buy this house:
First is it's LOCATION, LOCATION, LOCATION
Second is it's SIZE.
Third is lot size that it sits on.
Forth is it's solar orientation, South.
Fifth is the beautiful centralized lot located on the lake.
Sixth is that you can step out of your pool lanai and catch prize winning large mouth Bass.
Seventh is the LARGE size of every room inside.
Eighth is low taxes.
Ninth is that you are only a 20 minute drive from the Gulf of Mexico.
Tenth is the boat ramp is only 5 minutes away.
Eleventh is the LOW community HOA fee.
Twelfth are the two very large, rare, exotic we'll desired and expensive palm trees in the front yard.
****** now try and find all of those in a new community and see what it will cost you!!!

These are things that you can not change or alter once you purchase and move into a new home. Kitchens & Baths can be updated anytime, you can't move your house to a better location etc...
