Arrow Montana - 11 Acres/2 Bedroom Home For Sale

I have 11 acres and a two bedroom, cottage-like, cute home that I will be placing on the real estate market this Spring, 2007. It is 25 miles NE of Missoula - up the Blackfoot River Valley, in the Potomac area. It is situated in the same area where Annick Smith & Bill Kittridge, authors of "Montana, The Last Best Place" reside - off of Bear Creek. It sits nestled against a mountain and is very private. There is no waterfront property. Most of the land has some degree of slope to it, with part of it being slight and some of it steeper. All of it is timbered with ponderosa pine and larch.

It has been rented since April 2002, when I re-married and moved to Wyoming. I have hoped to return someday, but am now convinced that is not to occur. My present renters are leaving the first of March and I have made the reluctant decision to place it on the market. It was loved and appreciated tremendously while I lived there as a single woman for over 7 years. I hope to find someone who will love and appreciate it, likewise.

This is not a home for the faint of heart. The driveway is steep and my main heat is wood, with backup electric baseboard. There is a new septic system and private well of good water that produces over 30 gals/min.

I am asking $250,000 and I am firm in my price. Before I rented it, I was keeping about an acre of yard, but renters do not love a place the same as the person who owns it and have let it deteriorate. There are several good building sites on the property if one has a desire to build a larger home. This would make a great temporary residence, guest house or office. I commuted to Missoula for work every day.
