Need to Rent or Buy: Horse Property near Denver, CO
Hi!
I'm hoping that by posting this thread we will hear from someone that either has horse property to rent or lease/purchase or someone that knows someone that does. We are desperately trying to get out of Arizona  and make a dream happen  ! I've been wanting to relocate to Colorado for years.
I have 4 horses and would love to get out of this state. I have a house here that I will either rent or short-sale. Not sure yet. Anyway, we are unhappy here and really the only thing holding us back is not having somewhere to move to in the area surrounding Denver-either Evergreen, or some other place north, west or southwest.
We are both responsible, clean, professional people. Don't smoke, have wild parties or do drugs. We just want to have our horses and somewhere to ride.
If anyone can help, it would be greatly appreciated! We'd like to be out of here by fall. We don't have kids, so schools are not a concern. Long-term rent only. Must be a 3 bd/2 ba.

What's your budget? Horse property anywhere near Denver is very expensive. I don't know of any rentals but I see some for sale occasionally. Have you contacted a Realtor?

Spent 5 1/2 yrs south of Denver and 3 1/2 of that was in Parker. We left there in 2008, so don't know if Parker is still as "horse related" as it use to be. However, just south of Parker and into the Castlerock area is also horse property. And, a little east of Denver, in the Bennett area (off of the 70) you can find horse property also.

Hi TreeDonkey! (cute name btw)
I'd be willing to pay around $1,200 per month. Since I'm not familiar with rental properties there, I don't know how unrealistic this may be. I don't care if I'm out a little farther if the rent is less. I did contact a realtor, but the problem is that I had to do a loan modification on my house recently and I have been told that it really dings your credit, which is totally stupid because I made the attempt to hang onto my house when my hours were cut. Why should we (anyone who has had to do this) be penalized? Anyway, that's a whole other subject. The short of it is that I don't know if I can even qualify for a new mortgage, but I'm working on finding that out.

Thanks for the information! I appreciate you taking the time to help! I've been trying to find something to lease/purchase because, as I was explaining to TreeDonkey, I don't know if I can get a new loan. I'm amazed that in all of that area surrounding Denver, Colorado Springs, etc. there isn't SOMEONE who wants to lease their house for a reasonable sum. I've had a couple of people contact me, but they want over $2k per month, which is just nuts. I can't afford that. I don't know if they're renting out mansions or what........lol. I've always been a believer that if you work hard enough and want something bad enough, something will occur to make that happen. This is going to be tough it seems, but I've had this dream for a long time. I don't want to give up until I hit the brick wall and even then I may try to find a way to climb over it!

The biggest problem you are going to run into is the $1200 figure. It would be a stretch finding anything besides a 60's house on a postage stamp lot for that range. Since most properties in the area you mentioned capable of keeping horses start around 450k and up, your figure wont even cover the mortgage. The other option you have is to head out east a bit. Flip side is, you will be 60+ miles to denver. Since 50 miles is the outer commuter band for Denver, prices will be substantially higher the closer you get to town. If you go out East of Elizabeth to Kiowa, Elbert, Simla or other towns, you can find things in your range if you look hard enough. Also make sure you check zoning. Most places zones for horses, put a cap on the number of horses for the size of the property. Unlike most places, in Colorado horses are generally protected from being inhumanely housed.

Thanks for the information Nav. Yeah, that's kind of what I was afraid of re: price.  However, I appreciate your directing us to places that may work for us. I'll be sure to make a note of that and check out those areas. I wonder how the boarding facilities work up there. How do they justify letting those facilities operate that generally have horses in stalls where they're not usually let out on any amount of acreage? Or are they different in Colorado than most other places?
I know I talked to one person that had 6 acres to rent and you couldn't put more than 4 horses on it, which is silly to me. My horses don't solely subsist on grass. They are supplemented with good quality alfalfa so the limitation seems a little exaggerated to me unless your horses are existing only on grass, then I understand it. I have 4 and they're on 2 acres. They have plenty of room to run and get exercise. They're fit, happy U& healthy.

I have a 3 bedroom home on 5 acres Southwest of Castle Rock right off I-25. Just 20 minutes to the Denver Tech Center / Park Meadows. Have a 4 stall barn, outdoor riding arena and 50 ft round pen for training. 18 year old home that is completely up-dated with new carpet, appliances, tile floor and all painted.
