What do people here think about the Cudell neighborhood? Crime? Safety? Will this neighborhood "come around?" There's some new construction going in near I-90. Could Cudell become the new Detroit-Shoreway in a few years? I'm expecially interested in your thoughts on West 98th Street just north of I-90.

It makes sense that areas with good stock housing, close proximity to public transit, walkable and close to the lake would be seen as desirable. How long this will take I don't know. I can tell you based on my own experience first looking at housing in Ohio City and then in Detroit Shoreway, I felt that the housing was already getting overpriced for the condition of the housing and began to look furher west into Cudell, and Westown and West Park. I have not actually lived in Cudell though so don't have first hand information.

I used to hang out in that area in the late 90s, it was bad then, even worse now. The housing shows will tell you it is an "up and coming" area, everyone else who has left will tell you it's a dump. Look at West Park if you want to live in the city.

I know that Cudell is a dump, but is it really as "ghetto" and dangerous as we are set to believe?

I guess it depends on your definition of a bad neighborhood. If you have kids, they won't be able to play outside. If you are a women you probably won't be able to walk to the rapid without being hit on. Mostly section 8 types, and renters. I know a couple people who have been shot on that exact street (W. 98th) and drugs are easily available. Go down there on a Saturday night and see for yourself. I guess during the morning and early afternoon it wouldn't be that bad, but I wouldn't take a free house in that neighborhood.

I agree, Cudell is bad and has been bad for a while but IMO it probably has the biggest potential for improvement in the near future more than any other "bad" neighborhood in Cleveland. I can see it becoming a nice, trendy neighborhood in time if the right steps are taken.

Pros - Very close to 2-3 Rapid stops (big plus), close to downtown, Lakewood, and the Lake/Edgewater Park, very intact residential neighborhoods (rare in Cleveland), and good housing stock.

Are we including Detroit between W.117 and W.107 as part of Cudell? There's already a pretty good mix of businesses along Detroit and its close to Edgewater (north of the tracks) and two Rapid stops.

I agree with this, but don't see it improving until Ohio City and Detroit-Shoreway are saturated. Right now there is not enough incentive in invest in Cudell because those other neighborhoods are still up & coming. Hopefully it does happen though, because it's currently a rough spot along Detroit Ave between Edgewater and Gordan Square.

True, and the improvements would most likely start from the North and East. Madison ave doesn't look that good and the area of 73rd between Madison and Clark is BAD, this area is technically considered Detroit-Shoreway but it's more a part of Cudell. So, the transformation hasn't even really begun yet.

Yup. One day I would love to see that entire area along Madison and around the West Blvd stop gutted out and replaced with Battery Park style housing developments.
