Older homes are nice with a lot of charm in Shaker and Cleveland Heights. We lived in an appartment with Charm for a couple of years which had a LOT of problems (and the rental companies here are terrible). We lived for a short time in an older home that also required a lot of upkeep. This is fine if you have the time. Not much new construction in Shaker or Cleveland Heights. Some new interesting townhomes in the area if you are looking at newer construction. These are usually populated by people working at the hospitals or university circle.

Default New condos on Larchmere

There are fabulous new condos on Larchmere, right in the heart of that neighborhood with underground parking.

Interesting points. I will be working at the hospital and won't have too much time for upkeep. But my wife and I really want a single family home with a yard. Coming from NYC we are dying for space and not ready to jump into an apartment situation again. I am going to look at old construction but hopefully something that is in good shape and won't need tons of work.

you'll enjoy the generous yards in shaker and cleveland hts. properties!

lots of green space and recreation opportunities in/near both cities.

you mentioned yoga earlier. there's a lot of opportunities for that, and you might want to do a simple google search to find studios. there's a massive studio in woodmere on chagrin blvd. in the eton collection shopping center. and there's some more well known studios in beachwood, one of which schaquille o'neil (sp?) visits. lol

cleveland hts, shaker hts. and university circle offer so much culture for families with young children, and so many free activities!!

Good input all around. Seems like talking to a bunch of people, including on this site that Shaker heights is better if you want to put kids into the school system there otherwise it is best to avoid because of the high property taxes. I may have kids in the next few year but can't say for sure if I will be in Cleveland long enough to justify what seems like a big difference in taxes. Seems like all these neighborhoods are also quite close together so better to live in the area with the lower taxes if you don't need to school system, right?

Default taxes

There is very little difference in taxes between Cleveland Hts and Shaker Hts. In terms of resale, you may do better in Shaker because the school system sells the community.

Used this site Find property tax rates for Greater Cleveland | cleveland.com

And looked up property taxes. Looks like for a 100,000 house you end up paying 1,300 more a year in Shaker Heights. For the mortgage payment on a 100,000 house that would be a 20% increase in the amount of money you have to pay each month. Guess it is a personal opinion if that is a big or little difference.

Either way you can't go wrong whether it be Shaker Heights or Cleveland Heights, but if schools are not important, then I think Cleveland Heights would be a better fit. Taxes are fairly lower, more restaurants, nightlife, etc.

If school systems are important to you, then the increase in taxes is probably worth it to be in Shaker Hts. Most people would say that the Shaker school system is better than Cle/Univ Hts. Plus, the ENT in your name suggests you'd fit right into Shaker Heights (lots of doctors and Case med school faculty/students live there).

I used the same chart and found for residential tax rates on a $100,000 house in Shaker Heights your total is $3,608 and in Cleveland Heights, your total is $3,095. That is a $513 difference per year. Are we looking at the same chart?
