I think average sale price isn't the best thing to look at because that has too many variables to account for. Average price per square ft is much less volatile. I definately would look at a longer time frame like at least 10 years to map out price movements. 2003-2007 was an abberation that was proven to be inflated. However, most cities are back to their 2000 levels by now and that is probably more realistic of a point to slowly grow from.

For the record I also don't think North Olmsted is a good place to invest. It's a different type of community and not really comparable to many in the Cleveland area. The housing stock is 60's and 70's for the most part and built out. The Suburb buyer wants newer and choses places like Avon, Brunswick, Strongsville of North Ridgevile over N. Olmsted now. That outer ring suburb buyer is also fairly racist to be quite honest. They don't like the large arab population (just under 5% of the population) that gets the reputation of being much larger than it actually is. North Olmsted seems to follow almost the same trajectory as West Park in regards to average price per square ft.

Places like Rocky River, Bay Village and Avon Lake are above their 2000 level. Places like Fairview, Westlake and Lakewood are slightly below their 2000 levels. And Places like North Olmsted and West Park are below even more so. And on a gut instinct when I think of the most desirable places to live this just proves my own feelings. Rocky River is a the top of the list city, Lakewood isn't as nice for various reasons and third would be West Park. All are built out cities so they're apples to apples.

There's a Middle Eastern Bakery at Kamms Corner that sells a lot of stuff, not just bakery.
We have a new Greek deli by the hospital.
Down Lorain by Mi Pueblo is the most incredible Mercado (Mexican Market) outside of Mexico.
Sorry we don't warrant a Heinens in Cleveland... but gee... there is one just down the street in Rocky River if you really like that place...

Kamms just likes talking trash about stuff he has no idea about. There's something about Clevelanders that move to Chicago that kinda fogs their memory...

I didn't bump a three year old thread. Cleveland's a poor city and I was commenting on the post regarding how a Marc's is a selling point for a neighborhood in Cleveland. Of course, if one wants a higher-end market, one goes to Rocky River from West Park and cannot support a Cleveland business in doing so. Thankfully a Heinen's is supposed to go in downtown Cleveland and maybe a Whole Foods will show-up within the city one day. You should want a Heinen's or a Whole Foods in the city whether or not you support it. Didn't we have a back-n-forth about the ''rich people'' stores in Tower City before? No more argument there as that place tanked after all the rich people stores folded. Maybe Gilbert will clean that place up now.

Not in Chicago now but it was nice to be in a City with economic diversity to a point; something for everyone, low scale to upscale. Kinda like Boston where you are, right? Isn't Boston really going upscale now? People like you have to leave Cleveland for opportunity; your Cleveland memories may get foggy as well. I want Cleveland to go upscale as well.

You framed the issue perfectly: Cleveland doesn't warrant a Heinen's. When will West Park have a Marc's and a Whole Foods? You should want a Whole Foods in West Park, even if you don't go there.

There's always a chance that, once the health care ''reform'' really kicks in, places like Marc's will be packed and places like Whole Foods and Heinen's will be shuttered. Something for you to look forward to I guess as the middle class dwindles.

I lived in Cleveland as late as last November, so I think my handle on how things are is probably a little more accurate than yours, but fair enough. But you are right- I did have to leave to get the career I have now, which is largely freelance work with an international clientele. Cleveland didn't have the population for this to be possible. But I did try really hard to stay. I probably could have gotten some decent enough jobs in Cleveland, but wouldn't be as fulfilling. I do wish Cleveland's economy could accomodate those of us with education and skills, but not in the medical field or a few others.
