If this is your first time building a home pay the extra money for the more helpful service. DO NOT GO WITH MORELAND!!!

We are looking at homes in N.Ridgeville. New homes appeal to us most because they ofcourse are brand new..and are almost same price as one thats 10 yrs old.

We removed Ryan Homes from our list as we saw a ryan development 10 yrs old - roof was coming up on many homes, doors and windows messed up, sun pumps broken causing flooding.

Moreland - We like a home already built- just sitting there to move in. These are called 'specs' and you can negotiate price as builder needs to get rid of them soon.

Any suggestions on Moreland in Meadow Lake? From the looks of this thread, it appears Moreland and Ryan homes are not built well.

Any other links to them would be appreciated.

I moved into a Moreland home in summer of 2008, so I've been a resident here for 2 years now, and feel like I have a pretty good lay of the land.

I know people who have lived here for a few years now in both Moreland and Ryan homes, and overall everyone seems to be pretty happy with their houses. Issues do come up during and after the build-out, and I know both companies have been responsive and helpful to resolve. I've yet to hear about any major issues still waiting to get resolved from any of my neighbors or friends.

Specifically, with my house and Moreland homes, I only had one issue that required extended support (beyond a simple call or part of the normal first year maintenance), which they worked with me to resolve. They have a new superintendent of building, who I wish was around when my place was being built. He showed up one day when I was in my maintenance year, and was definitely more helpful than his predecessor. I see him actively supervising the buildout of current homes and condos going up - something I can't say I saw of the former superintendent. So I believe bringing him on was a big step forward for the development.

The thing I like the least about this place is the speed at which the development is filling in. I would blame that more on the current conditions than anything Moreland or Ryan are doing wrong. But it does mean I will probably stick around here a few years longer than I had originally intended. Not a terrible thing, but it would be nice if the economy would turn back around sooner than later. The whole economy thing does mean the houses are not gaining value, but this is true anywhere, not just here. Builders are offering crazy deals right now, and that probably doesn't change in the next 12 months.

If I was doing it all over again, I would also consider Oster (builders) and Waterbury (elsewhere, a development with a nice clubhouse and pool) down the road a mile or two. But overall, I feel I got a great bang for the buck with Moreland in Meadow Lakes. I have recommended them to friends and family, who have also had positive experiences here.

Can't speak from a first hand experience with ryan homes but I have heard not to many positives from people who have had one. Like some of the post above, I have heard they are pretty cheap in stature.
