It's interesting they don't even have a signed deal and companies are just waiting to get in on this. I have a genuinely good feeling that this project will shut up a lot of the naysayers that hated on this project.

Exactly, and thats the best way to build a project in my opinion, in phases. They are doing the same thing with The Banks Project in Cincinnati.

Rumor that the new apartment complex downtown (668 Euclid Ave) will have a 4000+ sq ft grocery store/convienence store:

This is HUGE for all the residences of E.4th and Gateway. They no longer have to go to E. 12 Avenue Market or W.9th Constantino's or even Steelyard Commons. Walking distance is a great thing!
I'm hearing it will be open in the next 4-6 months.

Well this is the building: 668 Euclid Avenue redevelopment into apartments and retail (March 2009) | GreenCityBlueLake
They're restoring the original terra cota facade, and the new store will be one of the storefronts down below. I believe it will be about 240 new apartments above within the whole building.
Amazing location if you ask me...arguably the heart of downtown, and only one block from East 4th.
Word is it will be done in the next 4-6 months.
