The Slovenian Home on Holmes I'm not sure the status of really. But the Slovenian parish there, St Mary's, is still active. The Slovenian Workmen's home on Waterloo hasn't served that purpose for a long time. The Slovenian Society home in Euclid recently shut down, but I think a lot of it might simply be consolidating. The Slovenian National Home on St Clair seems to be doing well, as is St Vitus parish down the street (Recently built a large brand new parish hall). The Slovenian Home with the bowling alley is the Nash on E 80th in Slavic Village. I don't really know what the deal is here, but it's still around but appears it only does things in Lent for the fish fries (which I went to last year- very cool spot).

Here’s an article about the new Cleveland Brewery spot. This could really be a game-changer for the neighborhood!

Waterloo has needed a couple more hang out spots, when no big show is at Beachland, there really hasn't been much going on. Getting this mass of things to do over there will be big for locals and for visitors. I think lots of people who go to Beachland Ballroom shows are left with the impression that there is Citizen Pie across the street and Fillmore just down the street and that's it. With a few more things around now it can give people reason to come back and see what's up when they aren't going to a concert.

True, and with a legitimate ballroom and stage in its own right, and the owner’s stated intention to host live music, the Brewery could help boost Waterloo as an even bigger magnet for music fans.

Waterloo area has such great street level feel and unique architecture in my opinion.

https://www.google.com/maps/@41.5711...7i16384!8i8192

What would be nice too would to incorporate some other streets that also have potential, like 152, 156 and up to Grovewood. It would be great if someday there were attractions of some sort all over this area.

I really like apartment buildings like this: https://www.google.com/maps/@41.5722...7i16384!8i8192

There are several cool commercial spaces in the interior of the neighborhood on Grovewood that I think could be really sweet

https://www.google.com/maps/@41.5758...7i16384!8i8192

Still too much wide open land/vacant lots in general though, which turns some people off. Although maybe a good time to buy these up?

But still a lot of building maintenance issues around that also is a red flag for many folks:

Never been sure if this church is active or slowly being taken back by nature?

IMO would also be great if these car dealerships on Waterloo and 152 could... leave forever.

Meadow City Nursery is moving into/near that intersection. I don't know which lot exactly, but I am definitely looking forward to having another native plant nursery in the area.

It's on the visit us part of their page. I also talked to the owners at a plant sale this fall and they mentioned it.

Our storefront on Cleveland's east side will be open in spring 2023! Look for us at the intersection of 152nd Street and Westropp Ave, near the Waterloo Arts District in North Collinwood.Subscribe to our emails below to get updated on our progress.

Awesome! I hope they are taking over one of those ugly car lots.

"Belgian Village" is one block (and only one side of the street), how many people live there? 15? I do not buy the notion that the more apartment towers the better or the denser the better. Lakeshore is lined with midcentury apartments mostly 3 stories from a few miles through Collinwood. I like this kind of density actually. I don't think the style is as impressive as some of the apartment complexes in Shaker Square but I can tell you from friends I know who have lived near Shaker Square, those are not great on the inside. In many cases at least. Also, not all of them are actually all that grand.

Also, on a community level, large apartment towers are terrible for social cohesion imo. I've never lived anywhere as friendly and tight knit as the Beach Streets. This is a special place, nothing like it exists elsewhere in the city. I guess you have to live here to know that though.

Idk, I mean, I do not envy this much, you can have it https://www.google.com/maps/@41.4844...7i16384!8i8192 . This is representative of at least half of apartment buildings in the area. The side streets with homes look like they could be in Collinwood too btw.

in Shaker Square/Larchmere, we are talking about a much smaller area than North Collinwood. I personally am against refering to Larchmere as a neighborhood, it's 2-3 blocks. Like Waterloo. Let's also be real about the rough neighborhoods to the south and west. It's not good. IMO worse than anything in North Collinwood and on par with parts of South Collinwood.

The Beach Streets in Collinwood go from 146th all the way to 185th and all through Euclid too. Not to mention some great streets in the middle, such as Nottinghman and Marcella. Lots of character throughout the neighborhood with many brick streets.

I am also really not envious of an antique district. I don't really see it as that attractive personally. how often do you guys on here go antiquing on Larchmere? IMO having the Beachland Ballroom alone brings way more people to Waterloo than all antique shops combined on Larchmere in a given year. Both have big summer events with Porchfest and Waterloo Arts Fest.

The commercial stretch of 185 is over a mile. You could conceivably include Nottingham and Dille Roads on that stretch too. Either way, it's way bigger a stretch than Larchmere or Shaker Square. Then add Waterloo too. I think Edwins and all those establishments are cool. No we don't have a French restaurant. Fair enough. Does Shaker Square have anything like the Standard? Morrocan food with weekly jazz and an upstairs cigar lounge? No. If you haven't been here, you're missing out. We have Gus's for your greasy spoon. On 185 we have Italian (Scotti's, Congin's), Mexican (Chili Peppers), Jamaican (Eire), The Standard (Morrocan, among others), soul (Momo's, Baby D's, Crenshaw's), barbecue (Holland's), seafood (Fresh Catch, Rainy Day Fish), bakery (Buettner's), instrument shop (Music Emporium), bars (Cebar's, Old World Tavern, Blue parrot, soon to be more upscale The Charter), chocolate shop (Sweet Bean), brewery (Cleveland brewery, albeit leaving but likely to stay in Collinwood), event space (Lasalle Theater has hosted concerts, boxing matches, dance competitions, huge range). I really really do not think most of you have been to any of these places or know they exist. I didn't before I lived here.

Shaker Square, nor the rest of Cleveland, has anyhting as unique and interesting as Cavotta's Garden Center and bar. One of the best kept secrets. Also on Waterloo, we do butcher shops too. We have a couple bars and the beachland, good architecture, one of th ebest cafes in Cleveland (Six Shooter) some of the best pizza (Citizen Pie), record shop (Blue Arrow and beachland Vintage Shop) etc etc I can go on and on.

I really think there is way more to do in Collinwood than Shaker Square and it isn't particularly close. Just my opinion. I agree with transit points. I have mentioned this many times about terrible transit here for no reason whatsoever.

Oh and... Lake Erie > Shaker Lakes. I need not comment further.

Just I think a lot of this neighborhood is simply ignored and written off. People have been to Beachland and that's it. There is so much more.
Hello Folks,

I have read this exchange (as I do many others on City Data Forum) with much interest since community change and locational value is such a seminal component of my work as an urban and regional planner. Given the scope of my agency is much more regional, however, I thought I would offer the following perspective on the Collinwood v Shaker Square discussion.

As others have indicated in their responses, the Northeast Ohio region has not grown since the 1960s. The last 50+ years reflect economic and population decline in our region, along with replacement of manufacturing by health care as the leading economic sector (https://www.eneo2050.com/_files/ugd/...96cb63cc9c.pdf). Automotive vehicle infrastructure investment was historically strong in anticipation of projected population growth. However, that growth never materialized and the result is excess capacity in the region's network of arterials, highways and freeways. On the flip side, public transit investment has not received the same level of investment. GCRTA's system remains confined to Cuyahoga County and the only significant expansions since 1968 have been the Waterfront Line (now idle) and the HealthCare Line on Euclid Avenue. The end result: fewer people that take up more space over a much broader area. Population sprawled first, then jobs; now Northeast Ohio has one of the worst jobs-housing disconnects of any metropolitan area in the United States. People drive long distances to work; usually alone.

Given the limited economic investment within Northeast Ohio, development interest remains clustered in certain pockets of the region, but not others. The region has six major job hubs and a numerous other legacy and minor job hubs (https://www.eneo2050.com/_files/ugd/...cb63cc9c.pdf); proximity to these hubs has significant influence over where investment occurs. The six major regional job hubs all happen to be in Cuyahoga County and a significant amount of all regional development investment in the region occurs in areas within close proximity to these hubs. Over the last decade, pockets of revitalization within the City of Cleveland and inner-ring suburbs have helped stem population decline in Cuyahoga County, while exurban growth has slowed or stagnated in the collar counties (Geauga, Lake, Lorain, Medina, Portage, Summit). There are two major hubs within the City of Cleveland that form a new spine of investment (Downtown and University Circle); while the other four hubs are along or in close proximity to I-480 (Cleveland Hopkins Airport, Rockside Road, Chagrin Highlands and Cochran Road/Solon).

The primary difference between Shaker Square/Larchmere and Collinwood is each neighborhood's location with respect to the region's major job hubs (i.e. proximity to employment opportunity). Shaker Square/Larchmere is adjacent to University Circle (projected to be the largest hub measured by total number of jobs within the next 25 years) and is equidistant to both Downtown (currently the largest job hub) and Chagrin Highlands. Shaker Square/Larchmere also affords direct (no transfer) transit service to both Downtown and University Circle. Collinwood, on the other hand, is not adjacent to a major regional job hub. It is not very far from Downtown and University Circle and has good freeway access to Downtown. However, roadway access to other job hubs and transit access to Downtown and University Circle is comparatively weak. If there is a limited amount of investment within Northeast Ohio, developers have to make choices based on locational value. The growth and proximity of University Circle and the better connectivity to Downtown, University Circle and Chagrin Highlands makes Shaker Square/Larchmere a more valued location than Collinwood.

I hope the discussion continues; everyone have a great holiday!

DR J
