Default Costs' for rural land_Wooster/Orrville area?

My wife & I want to buy 25 acres (less than $1000/acre) of rural land in the Wooster/Orrville area? How much would yearly taxes' cost? Services such as electric & water are not necessary since this land would be for recreational use only (Astronomy). We're also hoping for very affordable solar-type energy that you can easily 'plop down' on land in the not too distant future.

We currently rent & never owned property before so any insights on what to expect would be much appreciated.

Dream on. That is an Amish area where land is at a premium is a LOT higher than that. Try $5-10,000 at a minimum, and much higher ($30,000-40,000) if it close in to a desireable town.

Let me tell you, if certain Amish families could purchase 1000 acres at $1000 per, the communities around Holmes and Wayne Co. would grow substantially.

Got it. I stumbled on a website yesterday (Wayne County?) that some farmers may be willing to sell farm land for as little as $4000./acre (with restrictions) so to keep it away from sprawling-like development.

I figured that buying inexpensive rural land with no intention to develop would be relatively risk free & possibly welcomed by local farm/land owners. I'll go back to the Wayne County, Ohio website to get more information.

I remember my house on the east end of Orrville, just outside city limits. On 1 acre, plenty of open sky for my telescope, paid 85k in 1998. Still wish I had it.

You could settle for a smaller parcel in the middle of nowhere in Wayne or Holmes County with an existing dwelling or put a pad down with electric hookup and bring a tow behind RV when you go to stargaze. All that can be had for less than a 100k.

You're looking at around 100k at least if you are looking for 25 acres of land.

Thanks newmex! We're going to re-think our area of choice. We don't want to spend more than 20-30k just for recreational land. A house on acreage however, complicates everything for us. You never know what future light pollution may arise & the house could trap us there.
