As a realtor and a renovator, we have renovated homes for sellers and have gotten multiple offers on homes while other homes sit on the market unsold. All real estate is "hyper local" -- meaning that you only need one buyer, regardless of the market conditions. While many complain about the current market conditions, if a buyer invests wisely, and then does the right things, homes are selling, even with all the problems. Many sellers haven't done a thing to their home and either want or need 2005 dollars, and that isn't going to happen. Is there a risk? absolutely? Is there a lifestyle benefit to owning versus renting? It depends on what is important to you. Many pros and cons on both sides of the fence.
