Default Moving from shaker heights

Hi guys, I stay in Shaker Heights and work in Cuyahoga heights off I77.
While I like shaker heights in general, I hate the high taxes in Cuyahoga county. Also, I takes me around 20 minutes just to get to I-77 in the mornings with all the traffic lights. The roads on the east side are really horrible with some really shady areas. Rents in Shaker heights are also very expensive.

Could you guys please suggest another area which is located close to the highways, with good roads, newer houses, apartments and shopping malls. Also if possible outside of Cuyahoga county with low taxes. I was told Hinckley is a decent place it falls in Medina county and Twinsburg?

Thanks

How about Cuyahoga Heights? You'll have much lower income tax (taxed once instead of twice), good schools, a VERY short commute, and you'll be right on I-77.

From Hinckley or Twinsburg, you'll have over a 30 to 45 minute drive or more depending on traffic.

Cuyahoga Heights is more like an industrial area with not a lot of apartment options. Neighboring Garfield Heights is pretty good but then again I would have to pay a lot of taxes. Its in Cuyahoga county and I will be taxed twice.

I don't know what to suggest to you then, because nothing outside of Cuyahoga County will be a good commute and you'll probably end up spending quite a bit more on gas (likely as much as you'd be saving on taxes), let alone the amount of time each dayh you'd waste driving to and from work.

Just to get things straight, what taxes are you referring to that you don't like? If you are renting, you are not paying property tax, and income tax is by municipality (and most communities outside of Cuyahoga County have municipal income taxes without full credits, and some within Cuyahoga County do have full credits.

You could also try Newburgh Heights which isn't too far and is a nice little community surrounded by Cleveland.

Cuyahoga Heights has a municipal tax rate of 2% with a 100% credit up to 2%. If you are working in CUyahoga Heights it does not matter as you will never get a double tax on your income, but even if you got a job outside of Cuyahoga Heights, you would not be paying more than a 2% municipal income tax between your work and hoem cities. Another city in this vicinity with the same tax rules is Independence, so you may want to consider that.

Thanks guys for all your suggestions .. really appreciate it.. Actually taxes were not the only reason I was considering moving out. By taxes I was referring to the high sales tax in Cuyahoga county around 8%. I didnt like the bad roads and communities in some areas of Shaker heights and it is really land locked, it takes me 20 minutes to get to the highways. Also, you pay high rents for very old apartments.
That is why i was looking for a few newer communities. I will definitely look into areas around Cuyahoga heights.
jam40jeff do you know where I could get more information about tax rates by county and municipality.
Thanks !!

This should help:

I find it easiest to search by zip code, but if you find a specific address for an apartment or home, you enter it in and get exact information.

Here's a link for property taxes:

No prob. Sorry, the auditor's site only has property taxes for Cuyahoga County. Here's one that has property tax rates for the entire region:
