Unsustainable? Most cities have neighborhoods that cater to that demographic and Cleveland could have the same type neighborhoods (although it still has a ways to go). It is happening everywhere, and urban living among professionals is gaining momentum nation wide. I live in an area in Chicago that has been gentrified. In fact, 10-15 years ago it is was probably a lot like Ohio City or Detroit-Shoreway, but now it is wall-to-wall yuppies and hipsters. These same market forces can have an impact on Cleveland.

I am a big fan of Cleveland's Little Italy. By far the best Little Italy outside of NYC.

Minus Glenville and North Collinwood (to a degree), all of those on the list seem like good choices.

I agree Cleveland also has a great Little Italy, one of the best in the country.

I'd live downtown if I could, too. There's lots of interesting spaces, like the Pinnacle, the 668, and some of the smaller building conversions. Unfortunately they're out of my price range at the moment.

The Park Building on Public Square is condos starting around 300K.

I agree, the majority of these neighborhoods are great. They all offer some type of ammenity/diversity.

The Pinnacle is awesome. A great way to add modern into a neighborhood that is the majority historical buildings (Warehouse District).

What can also be good about Downtown, is some condos offer "rent to own" options, like the Avenue District on E. 12th:

I've actually been impressed with North Collinwood lately. It almost has the feel of an up-and-coming neighborhood.

Also, Detroit-Shoreway has been making strides as well lately.

The Park Building , The Construction firm that is doing the reconstruction
of the Building , is a Cleveland area native, has done other Mixed use
things in other States , Has been in the news in the past , I have seen
the units , and if you would like to wake up and see Public Square it's well
worth , checking out the place
