I'm concerned about what I'm reading in some posts regarding the home owners insurance rates in coastal NC. I'd like to get some kind of comparison to what I'm paying now. For example-our home is valued at about $300,000-we had a total replacement policy which runs us about $850 a year. Our taxes on our home are currently $4900 per year. How does this compare to a town-for example-such as Carolina Shores?

Also-a major concern of ours is health care. We understand that there is a community hospital in the area. Does anyone know anything about it?

We're in Dare County on the Northern Outer Banks. Our house was assessed for tax purposes at about 200,000 and last yr, property taxes were 850 and wind insurance was about 1700 which is the costly one. We also have to carry flood which was about 450 and I can't remember what home ins was, maybe 800-1000. I don't know what the new rates will be. Sounds like the cost would be about the same if you offset the price of taxes, but we are in unincorporated part of the county on Colington Island. There is a new hospital in Nags Head and also hospitals in Chesapeake, Norfolk and Elizabeth City. Many retirees live in the area who need health services. If that is your age group, you'll find lots of friendly people and activities to choose from. We aren't retired, but quite a few of our neighbors are. A wonderful quality of life and community spirit. There are residents here from all over, some live year round and others seasonally.

How far in from the coast is the flood zone?? How far from the coast are they putting Wind Insurance?
I live in the midwest and this is news to me.
I heard that they are making half the US a flood zone. What is this about?

Flooding is not just a coastal event. If it rains where you are then it can flood where you are.
