Looking to get insiders' views on Compass Pointe and Brunswick Plantation in Calabash. I am planning on visiting in February. Anything you can share? Likes/dislikes?? Looking to spend 350. Not concerned about finding a job. I have a 19 and 17 year old but who knows where they'll be. Just looking to hear what you think of the area. How's the shopping? Would you consider the neighborhood "remote"? Are you happy you are there? Thanks so much for you help.

Default Brunswick Plantation

Brunswick Plantation is a great well established community. You can find some real nice homes in that price range, or buy a lot and build a home.

Definitely Brunswick Forest over Compass Point. You should check out Waterford of the Carolinas too. Just north of Brunswick forest very close to the bridge. Same developer as waterford. If you go to Brunswick Forest, you should ask for a sales guy there named David Kubes. He is the most wonderful person and has taken great care of many friends and family of mine.

We had david when we bought our home back in 2007, and agree he is a great guy to work with.

Default Thanks for responses-more appreciated

Thank you for letting me know your thoughts. I am visiting both Brunswick Forest and Compass Pointe at the end of March. I originally thought BF was too expensive with their fees (which they are) but I think I can handle it. Compass looks nice on line but it is SOOOO new that it scares me. Brunswick Plantation in Calabash looks nice but seems pretty empty right outside the neighborhood. I have already visited Waterford and Magnolia. Nice but not in love. Keep those comments coming!!!! Thanks!

Is brunswick Forest the same development as Brunswick Plantation? I don't think so. I thought the former was in Leland, and the latter in Calabash?

The first question you need to ask yourself is whether you want to build a new home or buy a resale. There are still a lot of existing homes for sale at great prices that you could not come close to in building a new home. Compass Pointe is very new and would have very few existing homes available and probably none at bargain prices. Brunswick Plantation is an older communityand should have some good resales there. There are many long established developments around that a Realtor could help you find a good deal on an existing home. If your desire is to build a new home than my answer to your question would be I would choose Compass Pointe over Brunswick Plantation. I like the location better. It's a short drive (15-20 min.) to Wilmington and you still have the cheaper property taxes of Brunswick county. There are tons of lots to choose from at Compass Pointe where Brunswick Plantation has a much smaller selection. Brunswick Plantation (not Brunswick Forest) has a large number of rental properties and my feeling is it would have less of a feel of community. The newness of Compass Pointe I think brings the families there closer together in a 'we're all going through this new experience together' kind of way. A number of amenities are still being built at Compass Pointe and this will be a turn off for a number of people. The development at Compass Pointe began just before the real estate collapse in 2008. The fact that they are still moving forward and have put in some of the amenities during these tough times is a positive sign. In addition the developers of Compass Pointe are local business men who have already built successful developments such as Magnolia Greens and Waterford. I won't deny there is some risk but the I don't think there is a better value available in the area to build a new home.

To much of a risk in these times i would buy there in a Heartbeat if they were 3/4 done to risky.
