I just started writing a coastal real estaste article for the Examiner. In it I address 4 questions about coastal real estate:

Is it time to buy? Is it time to sell? Is the market improving? Has anything changed?

Hi Bill ,
As is the norm ....Cash is King !!..... You are SPOT ON when you mention getting pre approved for your loan ....My buddy just did an auto loan ....First , they would NOT lend him less than $7,500 , and then the paperwork and credit ratings , and everything that went along with the loan was more than I ever went thru buying a house !!!...... Unless the bank is making a good percentage of interest , or they are lending you a lot of money so that they can MAKE money , they don't want to be bothered .....At least this is the way it is in NY .... I don't think it's much different down there ....Jim

I'm 52. The picture isn't but it's the only one I got. Fortunately my circumference hasn't changed much since I graduated High School. Neither has my self employment status.
And your comment was spot on.
