Thanks Bill. Potential buyers should be aware that in parts of North Topsail Beach, you cannot buy flood insurance.

just scanning the headlines, looks like the NC coast is headed back to nature.

May be bad for speculators and land grabbers, but sometimes you win, sometimes, you lose.

Great op-ed last week in Washington Post. The last 100 years, politics have been "giving", next 100 years, politics will be about "taking." Gonna be tough to shore up man made stuff in a taking environment.

Probably more accurate to say you can't buy federal flood insurance. You can buy flood insurance, but you will pay dearly for it!

Another issue, at least for beach front homes, are CAMA regulations. There are properties that a house couldn't be rebuilt if it were destroyed by a storm.
