We hear alot about ST James on this board,but there are many other communities. Would love to hear about Arbor Creek, Waterford, Magonilia Greens and any others. The reasons why you like or dislike the community you live in. Thanks!

Check out RIVERS EDGE in Shallotte. Small in scale makes it feel like a neighborhood. Turn right at the exit gate and within 1 mile you are on Main Street in the town of Shallotte. Plenty of shops and food stores. We hope to start building our home in 2013. Log on to their website.

Well, if you accept my comments about Magnolia Greens if I don't live there. I spend time visiting there, seeing a relative. It is a lovely, well developed community with amenities like an indoor pool and walking areas that I would love to have. It appears to be well-managed, and the fees are reasonable, according to the relative. The relative also points out that the homeowners should be involved in the HOA's to try to avoid excessive spending. The development sprays for mosquitoes, which I like.

What we did not like about any of the Leland developments (including Waterford and Brunswick Forest) was the small lots. On a quarter-acre lot, my husband felt claustrophobia closing in. The houses also have a cookie-cutter appearance, and they were too small for my needs. So, we bought closer to Jacksonville in Mimosa Bay where we got a 3400 SF house and a half-acre lot for a little over $300K. Yes, we might have found something similar in St. James, but we would have had to pay $450K to $500K for anything as large as I wanted, and I was not willing to down-size. So we gave up amenties like golf for more size and space, and we are very happy.
