Does anyone have experience with owning a vacation rental property in the Carolina Beach area? We are considering a one-bedroom that is in between the boardwalk and the Ocean Grill/tiki bar in near the lake. Do you use a rental agency to rent it for you? How many weeks is average? We are looking at potentially spending a few months in the off season once we retire and are looking to defray some of the expenses. We do not expect to make a profit. What expenses do you incur on a yearly basis (tax, fees, insurance, electric, etc). Thank you!

I'd try asking in the general North Carolina forum. Most of us who participate in the Coastal NC sub-forum are either living here full time or plan to be full time in the future.

A friend who owns a condo at Carolina Beach oceanfront usually gets 8 weeks. I don't know about her other expenses. She does have an agency handling it for her.

I am a business property owner (not at the beach) I would want my property handled by an agency, if you don't live in the area. If the toilet clogs, renter is locked out, air not working, they are going to need help, the agency will handle those problems for you. Otherwise that renter will call you all hours of the night to complain about any problems.

In my experience not a single tenant ever called me in the middle of the night to say thank you!

Can't find the thread right now, but a few days ago I read a thread about owning NC beach rentals. The gist of it was that agencies will charge about 18% (plus a fee if they have to come out and show your tenant how to use the remote control, etc.) to manage your property. Given the short rental season, do not expect the rent to cover the mortgage and all expenses. It will help defray some of the expenses, but unlikely to cover all the costs. But it seems that you are comfortable with this.

Also, many noted that tenants will take everything from pillows, wine glasses, beach chairs, to blankets and art off the walls. Apparently, the cleaners rarely notice this the owner only realizes what's going on is when a review says that pillows would have been nice.

Good luck. Spending a couple months a the beach every year sounds grand.
