A Leaseback is when the builder needs a new mode home and is willing to build you a model home that you pay for and own and they then lease it back from you for a period of time (usually 6 months to a year), the big negative is they are showing the model homes so people can see what they get with the list price so adding upgrades and the like is usually no allowed for a leaseback. They do go through and clean it up before handing back to you. If they don't need a model home of your style they won't offer either.

Every community has different rules on rentals (minimum 6 months for example) so need to check with WRP and what they allow for renting. Many communities don't allow short term rentals.

Anyone know what the price per square ft to build in Brunswick County is. Middle of the road, not high end.

I bet you can rely on about $200 per sq ft minimum

Varies by builder, $120-140 if you own the land and $180-200 if you are buying land with it seems to be about right based on the several price lists I've gotten from builders. The more custom you go the higher that can go.

What builder are you talking about that does $120 per square foot? I haven’t seen those prices in over six years.

You could see that with a mass-production builder like DR Horton in a less-developed area like Bolivia. They are selling one and 1.5 story cottages. They have very simple details and little landscaping. An example: a 4-BR house at $206,790 for 1774 SF.

Trusst price list from 5-15-18
Harmony model 2483 HSF 347,000 is $140 sq ft
Trinity 2 was $125 sq ft for 3155

Mason III 2831 sq ft for $342,000 is $120 per sq ft


These are Compass Pointe prices.


Custom builders(Like Liberty) added about $20K above Trusst and it's possible Trusst is up another $5K since then. These are also standard home pricing though they include a lot of extras as standard. Kent Homes was similar to Trusst in pricing, slightly higher maybe.


If you look at new home pricing in Windsor Park in Leland and recent new home sales they are between 120 and 140 which includes the land so you can get cheaper houses with tiny lots in a community like that. NO idea who builds them.

If you build with Firetti or a high end builder like that you are probably 200/sq ft

As you add options or remove items you can move the $130 to $150 easily of course.

And of course a lot also depends on what development you’re looking at. A place like Ocean Ridge plantation does not let big box builders do construction in them. You won’t see Kent or Logan in Ocean Ridge
