Need some info on the new develpoemnt called The Bluffs on the Capre Fear. What town is it actually in...how much develpment is is complete. We saw it online sounds very interesting. Average age in t he area...not looking for all adult community...kids keep you young...lol.... thanks...

The Bluffs on Cape Fear is actually in Leland, NC. If you go to Google maps, find Mount Misery road, then Dogwood Road NE. At 3330 Dogwood Road NE, there is the gate of the community. It is actually a couple of miles through the woods to the river. From the maps there are less than a dozen homes built. There is a clubhouse, a pool and a lot of undeveloped roads.

If you are looking for a future investment, it might recover. Right now, I couldn't buy there. It is out in the boonies and too far from amenities. If you are interested, I hope the developer can show you the current state of things. (BTW, my husband went out there a couple of years ago, and also said it was too remote for him.)

The 2010 US Census would get you the average age in the community, but with less than 12 homes, the numbers won't be significant.

I rechecked with Goggle Earth, and as of January 2013 there were 6 houses in the development, and the clubhouse was under roof. The web site says two more houses are being built.

Were you aware that the neighbor to the east is a chemical plant with railroad tracks running to it? That's DAK Americas.

If you were interested in boating, there are pictures of a boat dock with a speed boat in the water. I guess the depth is adequate. BTW, this picture is in the two lots listed on Zillow.com. The lot for 60K is a half acre, and very close to the water. I could consider it if I could live with the unfinished state of the community.

It is also 33 miles to Oak Island Beach, so don't let them tell you it is easy to get to the beach.

I checked distances and it's about 3.5 miles to a grocery store, about the same to a doctor's office. That's not bad.

When we first heard about the development in 2006 or 2007, the lot prices were advertised as 125K to 300K. I thought that was outrageous, and I guess others did also. The development never took off. Perhaps it will recover, but currently, I'd call its situation risky.

If you are interested in a development with some younger people around, check Brunswick Forest. I checked the 2010 Census in another thread, and about one quarter of the sample were people under 40. The majority are over 50, but people say that BF is the Leland plantation most likely to have children.

I have a beautiful lit for sale on the bluffs. Listed for 12,000.
Bought it to retire and it was not ready to build on when we needed it. Bought it for 130,000.
Great investment if you can wait to build on t
It. The developer has expressed interest in trading for one that is closer to the amenities. If you are interested contact joy Morgan at inter coastal realty and inquire on 3379 belle Meade way.

This person is selling a "lot", which may be a great investment if you can wait for development to happen. Right now, the aerial view shows no paved roads to the lot, and only a 4-wheel-drive track. The lot is on waterfront, a creek.
