Hi, I have been considering moving from NY to NC and was wondering if I could have some input. I am currently looking in the Hampstead area. Does anyone know if there are any new communities being built and the average prices of houses in these communities? I was also wondering about teaching positions within the area and the best schools to be looking into (both elementary and high schools). Thank you for your help.

I have lived in Hampstead for 8 years. It is a great place to live. The schools have been ranked number one in the state, I am not sure about the present ranking. I am building a new home and my 8 year old home is for sale. If you would like more information and pictures, please e-mail me. aemorgan@bellsouth.net

We are looking at new construction there, but it is not cheap--$400,000 for a fairly small home (2800 sf). Is it true that the taxes are $.50 per $100 of value? We have heard that homes are staying on the market for along time--true? Hampstead seems like a nice place and not so crowded.

There are quite a few high-end developments in the Hampstead area that haven't quite gotten off the ground in these tough times. So they've built a model home or two and the rest of the developments are sitting empty like ghost towns. It's a buyer's market.

You can buy a manufactured home in the area in the $100K range.

Hampstead has its problems and is still behind the times in many ways. There is no infrastructure(water and sewer) to attract any significant businesses. HWY 17 is very busy and dangerous at certain times of the day. South Topsail is a great school as is Topsail High...but North Topsail isn't so great. Most neighborhoods still do not have county water and rely on wells. The water can be iron laden and you need expensive equipment to clean and treat it. With the growth...the aquifers and the quality of the well water has become an issue...ie being polluted by sewage. Oh yea...you pay wind and hail insurance on top of your normal home insurance which is very expensive but only a fool would pass on it with the hurricane threat.
