Would like to rent 6 months of the year - just wondering if either dev't puts restrictions on renting and if so, does anyone know what the restrictions are?

Also wondering if anyone has a feel for the rental market in that area for 6 months a year?

I think the OP was considering purchasing a home and he would rent it out part of the year.

if that is correct, then the OP needs to get a copy of the CC&R's for those HOA communities. Some HOA's have them online.

I don't know whether these communities permit short-term rental, but there is certainly a market for them. When people are having homes built, they often need an interim place to stay, and they may need 6 month leaseplus an additional month-to-month arrangement. I believe St James Plantation has many townhouses that are used that way.
