Has anybody seen these duplex villas in Shallotte? The are very attractive, conveniently located and the development has nice amenities. However, the prices are low at $89/square foot. I was wondering what's wrong. Is the HOA fee very high?

HOA fees are $200 per month which includes the usual stuff, plus all lawn work, irrigation water and exterior maintance. I'd say on par with what I've seen.

Taxes.......were $1400+. Can't remember the exact figure from MLS.

Owner financing available to qualified buyer with 20% down.

May be a duplex.....but it's still a condo.......and the price reflects that. You don't own the dirt under your feet.

Thanks. I still think it is a good deal. The one with owner financing is under due diligence now.

Shallotte has all the amenities I need, grocery store within one mile, library, etc. I would certainly keep this complex in mind if I needed to downsize.
