I am looking to buy a condo in Sunset beach nc. I am looking in Sea Trail and Colony or Oyster Bay. I have the most options in Sea Trail in The Champions section. I am looking on ANY advice on how the better resale, rental, and HOA options. I am very familuar with Sunset Beach and the location of all these condos just need input on a wise investment-pro's/cons to each area. Looking to spend under 140,ooo.

Just a personal opinion, The Champions @ Sea Trail has the most to offer. As you are aware it is within the community of Sea Trail and more private than Oyster Bay Colony I and II, which is on the main road. Champions are newer than Colony I (80's), II (90's) and there is more to choose from for sale. Colony I doesn't have elevators and some buildings in Colony II don't either. The Champions have elevators which is a real plus. Also, I believe the HOA dues are lower in Sea Trail. As far as rentals, I am not sure. Again, my personal opinion is to favor Sea Trail. The Champions are higher in price, than Colony I or II, but I feel it's worth the higher price.

The most bang for your buck is probably in Colony II. Their 2 bedroom, 2 bath plans are over 1100 plus square feet of living space. The pools (both an indoor and an outdoor) are within walking distance to any of the condos and four of the buildings are surrounding the pool area. Renters do not have to pay a fee to use the pools. If looking to use the condo as a rental property, winter folks love the convenience of the indoor heated pool and hot tub. The buildings are directly across the street from the Intra Coastal Waterway. Easy access to the beach (about a 3 minute drive over) Most of the two bedroom units are priced at about $110K to $115K.
