Can anyone advise the costs for monthly maintenance fees in Landfall. When I searched the real estate the monthly fees seemed to vary. Also, what are the monthly fees to join the clubs?

Some of the variance is because the patio homes have exterior maintenance done on them. Stand-alone homes on larger lots do not have those fees.

Landfall has a very high initiation fee (five figure) to join the club as well as monthly fees. I believe their web site tells you to contact them personally. Landfall is so far out of my price range that I have never asked. You might find an answer if you searched past threads, as we have had people interested.

I finally found a version of the country club fees from 2012. The special offer had equity (or initiation) fees of $36,500 (refundable) or $24,000 (non-refundable). The monthly full golf fees for a resident family was $681, and was less for non-residents, sports and social memberships. I assume the fees have gone up since then. Landfall fees are in line with The Country Club (Forest Hills). Those two are competitors with high dollar initiation fees.

I think PonyPride is referring to the blizzard supposed to hit New York and New Jersey. Hopefully, we should not see effects of that in Coastal NC.

Pony - Not going to move already are you? Or, are you looking for a friend to move to Landfall?? That is one development that really interested us - but Chris and I thought perhaps it may be too close to the ocean and we were concerned about the Flood/Hurricane insurance factors....

The HOA fees at Landfall vary between 160 and 350 $ pM, depending on the actual location of your lot/house, size etc. It includes: Common Area Maint, Management Fee, Master Insurance, Road Maintenance, Security, Tax Comm Area, Yard Maint
Neighborhood Amnty Basketball Court, Pets Ok, Picnic Grounds, Playground, Trails
